Job description

Leasing & Property CoordinatorBuild Relationships. Keep Properties Running Smoothly. Get Results.

Are you an organized, people-oriented professional who enjoys managing the leasing process from first inquiry to move-out? Do you take pride in staying on top of details, solving problems, and building strong tenant relationships?

Who We're Looking For

Van Buskirk Companies (VBC) is looking for an experienced Leasing & Property Coordinator to join our team. This is a part-time position (18–24 hours per week) coordinating our storage unit properties in the Sioux City area. This role is ideal for someone who enjoys managing leasing and tenant relations while keeping accounts receivable current and properties well-maintained.

You'll serve as the primary point of contact for tenants and prospective tenants — managing the full leasing process, staying on top of collections, enforcing lease terms, and helping keep our properties running smoothly.

If you're looking for a company that values accountability, teamwork, professionalism, and long-term growth — we'd love to talk with you.

What You'll Do

As a Leasing & Property Coordinator, you'll manage the full tenant lifecycle — from first inquiry through move-out — while keeping accounts current and properties in great shape.

Leasing & Tenant Relations
  • Respond to prospective tenant inquiries and schedule or conduct property tours, showing available units and answering questions accurately and professionally.
  • Process rental applications from submission through approval, preparing accurate lease documents for signature.
  • Follow up promptly and consistently with all tenant and prospective tenant inquiries throughout the leasing process.
  • Ask satisfied tenants for positive Google reviews on a consistent, ongoing basis.
Accounts Receivable, Lease Enforcement & Property Oversight
  • Own accounts receivable responsibility, tracking rent payments and following up on past-due balances.
  • Enforce lease terms with tenants consistently and professionally.
  • Track and finalize move-outs, including final walkthroughs and deposit disposition.
  • Walk and/or drive assigned properties during every visit to note maintenance, safety, or curb-appeal issues.
  • Maintain accurate tenant and lease records and submit reports as directed.
What We're Looking For

We're looking for an organized, personable professional who can manage leasing, collections, and tenant relationships with confidence and care.

Skills & Attributes
  • Strong written and verbal communication skills with a professional, tenant-first approach.
  • Highly organized and self-motivated, able to manage multiple properties and priorities at once.
  • Strong problem-solving skills and sound judgment in day-to-day decisions.
  • Comfortable adapting to changing priorities and schedules.
  • Genuine customer service mindset with a focus on tenant satisfaction.
  • Takes initiative and follows through without needing reminders.
Education & Experience
  • High school diploma or GED.
  • Prior experience in leasing, property management, customer service, or a related field.
  • Valid driver's license and reliable transportation.
  • Proficient with email, Microsoft Word, and Microsoft Excel, plus experience with property management or accounting software.
  • Working knowledge of accounts receivable/collections processes and Fair Housing regulations.
What We Offer
  • A collaborative, team-oriented environment with long-term career potential
  • Daytime part-time hours with no nights or weekends — ideal for those who value work-life balance
  • Competitive compensation with opportunity for growth and advancement
  • Annual performance-based pay increase opportunities
  • Mileage reimbursement for travel between properties
