Accounting Manager with strong expertise in
property accounting, CAM/NNN reconciliation, and Yardi Voyager to elevate our financial operations and support our next phase of growth.
Position SummaryThe
Accounting Manager - Multifamily & Mixed-Use Portfolio oversees all accounting functions for a diverse portfolio of residential and retail assets. This role requires deep knowledge of
property management accounting,
commercial and residential lease accounting,
CAM/NNN recovery, and
GAAP-compliant financial reporting.
You will lead the monthly close, manage financial statements, ensure accurate tenant billing, and partner closely with
property management, operations, and ownership. This is a hands-on leadership role ideal for someone who thrives in a fast-paced, multi-entity real estate environment.
Key ResponsibilitiesProperty & Lease Accounting- Manage full-cycle accounting for a portfolio of multifamily, mixed-use, and retail properties.
- Oversee CAM and NNN reconciliations, including pool setup, gross-ups, caps, exclusions, and final tenant billing.
- Ensure accurate lease abstraction, rent rolls, escalations, percentage rent, and TI amortization.
- Maintain tenant ledgers and oversee billing accuracy in Yardi Voyager.
- Allocate shared costs between residential and retail components within mixed-use assets.
Financial Reporting & Month-End Close- Lead monthly, quarterly, and annual close for all assigned properties.
- Prepare property-level and consolidated financial statements, variance analysis, and ownership reporting packages.
- Ensure GAAP compliance and accuracy across multi-entity structures.
- Review balance sheet schedules, accruals, and reconciliations.
General Ledger & Internal Controls- Oversee journal entries, intercompany activity, fixed assets, prepaid schedules, and tenant receivables.
- Maintain strong internal controls and ensure adherence to accounting policies.
- Identify and resolve discrepancies in lease billing and recovery processes.
Budgeting, Forecasting & Analysis- Partner with property management on annual budgets, CAM projections, and rolling forecasts.
- Analyze operating expenses, occupancy costs, and NOI performance.
- Provide insights on tenant performance, lease expirations, and cost-sharing structures.
Compliance, Audit & Risk Management- Support internal and external audits, including tenant CAM audits.
- Ensure compliance with GAAP and state/local regulatory requirements.
- Assist with property tax, sales/use tax, and lender reporting.
Systems & Process Improvement- Serve as the Yardi Voyager subject matter expert for the portfolio.
- Lead system enhancements, automation initiatives, and onboarding of new properties.
- Develop SOPs for CAM reconciliation, NNN billing, and close processes.
Team Leadership- Supervise and mentor accounting staff supporting the portfolio.
- Manage workload planning, performance reviews, and training.
- Foster a culture of accuracy, accountability, and continuous improvement.
Required Qualifications- Bachelor's degree in Accounting, Finance, or related field (CPA preferred).
- 5+ years of progressive property accounting experience, including supervisory responsibilities.
- Required: Strong CAM/NNN reconciliation experience (gross-ups, caps, exclusions, pass-throughs).
- Required: Hands-on experience with Yardi Voyager (7S strongly preferred).
- Experience in multifamily, mixed-use, or commercial retail property accounting.
- Strong GAAP knowledge and advanced Excel skills.
- Excellent analytical, organizational, and communication skills.
Preferred Qualifications- Experience allocating costs between multifamily and ground-floor retail.
- Familiarity with RealPage or Oracle NetSuite.
- Experience responding to tenant CAM audit requests.
- Strong problem-solving skills in complex lease structures.
- Ability to manage competing priorities across a growing portfolio.
