Multifamily Risk Management information

What is multifamily risk management?

Multifamily risk management involves identifying, assessing, and mitigating potential risks that can impact multifamily properties, such as apartment complexes or condominiums. This includes addressing financial, operational, regulatory, and environmental risks to ensure the property's value and profitability are protected. Professionals in this field work to minimize losses from events like natural disasters, tenant issues, legal liabilities, and market fluctuations by implementing insurance strategies, compliance measures, and proactive maintenance plans.

What are common challenges faced in a Multifamily Risk Management role and how can they be addressed?

Professionals in Multifamily Risk Management often encounter challenges such as assessing diverse property risks, staying current with regulatory changes, and coordinating with multiple stakeholders like property managers, lenders, and insurance providers. Addressing these challenges requires strong analytical skills, clear communication, and ongoing education on industry standards and compliance. Building strong relationships with team members and external partners, as well as leveraging technology for risk assessment, can help streamline processes and mitigate potential issues.

What are the key skills and qualifications needed to thrive in Multifamily Risk Management, and why are they important?

To excel in Multifamily Risk Management, you need expertise in real estate finance, property analysis, and risk assessment, typically supported by a degree in finance, business, or a related field. Familiarity with risk modeling software, property management systems, and industry certifications like ARM (Accredited Residential Manager) are valuable. Strong analytical thinking, attention to detail, and effective communication skills set top performers apart. These competencies are critical for identifying, mitigating, and communicating potential risks to protect asset value and ensure regulatory compliance in multifamily housing portfolios.

Job description

FIFTEEN GROUP CAPITAL LLC

Vice President of Multifamily Acquisitions

Miami, Florida โ€ข Full-Time โ€ข On-Site

About Fifteen Group Capital

Fifteen Group Capital LLC is a Miami-headquartered, entrepreneurial real estate investment firm founded in 1992. The firm pursues a highly opportunistic, multidisciplinary investment strategy across multifamily, commercial, retail, and entertainment assets throughout Florida, California, and Texas. With a more than 30-year track record of identifying, acquiring, and repositioning assets in high-growth markets, Fifteen Group Capital operates with the agility of a family office and the rigor of an institutional investor.

The firmโ€™s multifamily portfolio spans value-add and opportunistic properties across Sunbelt markets, with an active acquisition pipeline supported by deep market relationships and in-house underwriting, capital projects, and asset management capabilities.

The Opportunity

We are seeking a highly driven and commercially minded Vice President of Multifamily Acquisitions to join our investments team in Miami. This is a senior, deal-facing role at the heart of the firmโ€™s multifamily growth strategy. You will own the full acquisition lifecycle for multifamily assets across Florida, Texas, and other Sunbelt markets โ€” from sourcing and underwriting through closing and post-acquisition handoff โ€” and work directly alongside the Director of Investments and firm Principals to shape the portfolio.

This role is ideal for an experienced acquisitions professional who thrives in a fast-moving, entrepreneurial environment, brings a strong existing network in Sunbelt multifamily markets, and is eager to operate with a high degree of autonomy and accountability.

What Youโ€™ll Do

Deal Sourcing & Pipeline Management

  • Build and manage a robust pipeline of on-market and off-market multifamily acquisitions across Florida, Texas, and other target Sunbelt markets.
  • Cultivate and maintain relationships with brokers, owners, developers, and capital partners to generate proprietary deal flow.
  • Screen and evaluate opportunities against the firmโ€™s investment criteria, returning only the strongest candidates to the Director of Investments and Principals.

Underwriting & Analysis

  • Lead detailed financial modeling and pro forma underwriting for value-add and opportunistic multifamily opportunities.
  • Develop return analysis including IRR, equity multiple, and cash-on-cash returns across multiple debt structures and business plan scenarios.
  • Analyze rent rolls, T-12 operating statements, competitive sets, and market comparables to stress-test assumptions.

Due Diligence & Transaction Execution

  • Manage the full due diligence process for acquisitions under contract, coordinating legal counsel, lenders, title, and third-party consultants.
  • Lead physical property inspections and translate findings into risk-adjusted investment recommendations.
  • Negotiate LOIs and PSAs, manage closing timelines, and oversee debt financing from lender outreach through loan close.
  • Prepare investment committee presentations and post-closing transition plans for the asset management team.

Market Intelligence & Team Collaboration

  • Develop market intelligence across target Sunbelt submarkets, tracking supply/demand dynamics, rent trends, and transaction activity.
  • Partner with the asset management, capital projects, and finance teams to align acquisition assumptions with operational realities.
  • Mentor junior team members and support the development of best practices across the acquisitions platform.

What Weโ€™re Looking For

Experience & Track Record

  • 8โ€“12+ years of progressive experience in multifamily acquisitions, real estate private equity, or institutional investment management.
  • Demonstrated track record of independently sourcing, underwriting, and closing multifamily transactions in Florida, Texas, and/or other Sunbelt markets.
  • Proven experience with value-add and opportunistic multifamily strategies, including renovation programs, rent growth capture, and exit execution.
  • Familiarity with agency debt (Fannie Mae/Freddie Mac), bridge financing, and other common multifamily capital structures.
  • Background in a family office, private equity, REIT, or institutional investment environment preferred.

Skills & Capabilities

  • Expert-level financial modeling and underwriting skills; highly proficient in Excel and real estate pro forma analysis.
  • Strong understanding of multifamily market dynamics, valuation methodologies, and transaction structuring.
  • Exceptional communication skills โ€” able to translate complex deal analysis into clear, compelling investment recommendations.
  • Highly organized, self-directed, and able to manage multiple live transactions simultaneously under time pressure.
  • Entrepreneurial mindset with a bias for action and a strong sense of ownership over outcomes.
  • Established network of Sunbelt multifamily brokers, owners, and market participants.

Education & Credentials

  • Bachelorโ€™s degree in Finance, Real Estate, Business Administration, or related field required.
  • MBA or Masterโ€™s in Real Estate preferred but not required.
  • Florida and/or Texas real estate license a plus.
  • CFA, CAIA, CCIM, or Argus certification a plus.

What We Offer

  • Competitive base salary of $195,000โ€“$225,000, commensurate with experience.
  • Annual performance bonus of 30โ€“50% of base salary, tied to individual deal contribution and firm performance.
  • Carried interest eligibility for senior investment professionals.
  • Direct exposure to firm leadership and principals, with a clear path toward senior advancement.
  • Lean, high-accountability team culture where great work is recognized and rewarded quickly.
  • Comprehensive health, dental, and vision insurance.
  • 401(k) with company match.
  • Miami headquarters with a dynamic portfolio spanning Florida, Texas, and California markets.

Working Conditions

This is a full-time, on-site role based at Fifteen Group Capitalโ€™s Miami, Florida headquarters. Standard business hours apply, with flexibility expected during active transaction periods. The role involves regular travel across Florida, Texas, and other target markets for property tours, due diligence, and broker and investor meetings.

Equal Opportunity Employer

Fifteen Group Capital LLC is an equal opportunity employer. All qualified applicants will receive consideration for employment without regard to race, color, religion, sex, national origin, disability, protected veteran status, sexual orientation, gender identity, or any other characteristic protected by applicable law.
