Position Overview

Vero Maintenance is seeking a Director of Maintenance to lead and grow our DMV operations. Reporting directly to the Owner, this executive leadership role carries full operational and financial responsibility for the business, including P&L ownership, strategic execution, and team leadership. You'll have the autonomy to shape the operation, drive growth, and build a high-performing organization. Our vision is to become the leading HOA maintenance provider in the region, and this role will be instrumental in making that vision a reality. Compensation is directly tied to the success and growth of the business you lead.

Requirements:

What You’ll Own

  • Full P&L for Vero Maintenance’s DMV portfolio — revenue, costs, and profitability
  • Day-to-day operations: service quality, response times, scheduling, and dispatch
  • Executive client relationships with HOA management companies and community boards
  • Vendor and subcontractor network: qualification, performance, and relationship management
  • Team leadership: recruiting, developing, and retaining field supervisors and operations staff
  • Financial reporting to ownership; budget development and management
  • Contract negotiations, renewals, and scope-of-service conversations with clients
  • Technology and BI platforms that drive field efficiency and operational visibility
  • Compliance with safety regulations, licensing, and HOA industry best practices
  • Business development: identifying and pursuing new client and revenue opportunities

What We’re Looking For

  • 10+ years as a GM, Director, or owner in maintenance, property services, or an adjacent field
  • 5+ years with full P&L responsibility in a senior leadership role
  • Demonstrated HOA or community association client management experience
  • Strong financial acumen; comfortable developing and owning budgets
  • A builder — someone energized by growing a business, not just managing a steady state
  • Comfort operating as an Integrator alongside a Visionary owner (EOS experience a plus)
  • ServiceTitan expert-level proficiency a PLUS — this is our core field operations platform
  • QuickBooks Online (QBO) proficiency required for financial oversight and reporting
  • Microsoft 365 suite proficiency (Word, Excel, Outlook, Teams)
  • Existing DMV-market relationships in HOA management a strong plus
  • CAI membership or CMCA/AMS/PCAM designation preferred (or willingness to pursue)

What Success Looks Like

  • First 90 days: You know the clients, the team, and the vendors. You’ve identified two or three near-term wins and started executing.
  • Year one: Key accounts retained, client satisfaction up, revenue and profitability targets met, team operating cohesively.
  • Year two and beyond: Vero is the go-to HOA maintenance partner in the DMV. Profits are growing toward $3M. Your bonus reflects it!
