Brodson Luxury Homes is a boutique construction company with over 30 years of experience in general contracting and construction management in the high-end residential arena.


As a Project Manager at Brodson, you will join a dynamic team environment collaborating on exceptional residential projects in Miami. Our residential projects are large in scale and of the highest quality in the industry.


The Superintendent is responsible for the coordination and completion of projects to ensure that the work is performed in a safe, on-time, profitable, and ethical, and compliant manner. They directly supervise field labor and ensure adherence to contracts, design, budget, and schedule.


We have projects in Miami-Dade, Broward, and Palm Beach counties. Superintendents work location will vary based on assigned project.


Responsibilities

  • Leads the project team through active communication, planning, problem solving, quality control and follow-through.
  • Oversees and coordinate all subcontractor activities to deliver on quality, budget, schedule, and contract terms.
  • Assess sub-contractor work as it is performed. When it’s not satisfactory, create and provide your own punch list to the sub-contractor to immediately correct the work. Record vendor issues and punch list items on your daily report.
  • Ensure that all subtrades are reviewing project schedule and changes regularly.
  • Verify that all work is being completed according to the contract and change order approval processes are completed prior to work commencement.
  • Manages all logistics for the jobsite including long lead items, deliveries, material storage, and site security and safety.
  • Creates and distributes daily reports and look-ahead reports and ensures that the job stays on schedule.
  • Coordinates required inspections and interface with inspectors and municipal representatives in a timely manner. Knows the rules of each building department concerning timely inspections.
  • Establishes and maintains a safe worksite at all times in compliance with all applicable laws.
  • Interacts effectively with company management, subcontractors, inspectors, clients, architects, and engineers.
  • Surveys the site and confirm conditions and layouts against plans and reports and resolves discrepancies with the project manager.
  • Uses Procore to manage all aspects of the project inclusive of schedule, budget, RFIs, submittals, project documents, etc.
  • Organizes and maintains permit logs and tracks inspections to ensure proper close out.
  • Coordinates, maintains, and closes out punch list.
  • Demobilizes completed projects.

Standard working hours are 7 am to 4 pm - 5 days per week, Monday through Friday. However, a superintendent is responsible for the overall schedule and progress of the job. This position may require night shift work, off-hour work, and weekend work as necessary or required by the project.
