Job description

Property Management Company seeks experienced Resident Superintendent for property in Rockland County, NY. The Superintendent is responsible to ensure the building is kept in pristine condition and to deliver excellent customer service to residents.

Duties include, but are not limited to the following:

· Knowledge in Carpentry, Plumbing, Electrical, HVAC, and Masonry

· Excellent communication skills, accept all responsibilities with authority, able to resolve issues

· Outstanding multitasking skills, time management and ability to prioritize

· Vision and foresight for completion of objectives, and guidance for others

· Communicate with vendors and report repairs

· Keep an accurate count on materials and supplies to assure efficiency throughout the building

· Monitor all systems: condenser, gas meters, hot water heaters for domestic water, and sprinkler, etc.

· Preparation of occupancy for vacant apartments in a timely manner

· Preparation for NSPIRE inspections

· Annual apartment inspections and repairs

· Oversee maintenance of the building, all mechanical systems

· Keep company tools, equipment properly maintained and in good working order

· Consistently maintain a professional, courteous attitude when dealing with residents, co-workers, and the general public

· Communicate with tenants and handle emergencies

· Daily walkthrough/inspection of property

· Cleaning and performing touch-ups in common area

· Handling rubbish removal and recycling

· Responding to resident repair/maintenance issues

· Clean building exterior, sidewalks and all common area’s

· Snow removal and landscaping during the seasons

· Oversee contractor and vendors performing in the building

· Adhere to all Company policies and procedures

· Keep Property Managers informed of all issues with the building and residence

Requirements:

Must be organized and hardworking
Must have at least 5 years experience as a Superintendent

Live on the premises (employee free apartment)

Not required but a plus to have NSPIRE/REAC experience

Position offers excellent salary, a rent-free apartment and benefits under 32BJ Union.
