Job description

Job Title: Live-In Building Superintendent

Location: 4445 Post Road Riverdale, NY 10471

Reports to: Co-op Board of Directors and Managing Agent

Employment: Non-Union, Full-time, Live-in.


Compensation: Approximately $38.85/hour (and up, commensurate with experience). Also includes two-

weeks (80 hours) paid vacation, six (6) personal-sick days and eight (8) holidays (New Year’s Day, Memorial

Day, Juneteenth, July 4 th , Labor Day, Veterans’ Day, Thanksgiving Day, and Christmas Day) and a $300.00

monthly stipend toward health insurance.


Job Summary Live-in apartment required for 24/7 emergency access. Serve as on-site leader for this 67-unit, 7-floor elevator co-op with one oil fired heating plant generating steam and hot water. Oversee daily operations, for maintenance, safety, and compliance; supervise the staff; respond to resident needs and emergencies; coordinate vendors; and maintain high standards per local codes.


Key Responsibilities

 Perform and supervise hands-on maintenance/repairs on heating plants, plumbing, electrical, hot water,

common areas, exteriors, pathways, and building systems.

 Direct and assist 1 porter for garbage, cleaning, snow/ice removal, general upkeep, and minor repairs in

common areas and grounds (excludes landscaping).

 Keep records of all preventative maintenance, walking the property regularly, and keeping logs of what’s

been completed and what needs to be done.

 Respond promptly to resident emergencies and maintenance requests (computer proficiency); prioritize

building-wide systems.

 Inspect mechanical systems (especially the boiler), maintain logs/certifications (boiler, elevator, fire

safety), and coordinate outside vendors/contractors for major work, annual inspections, and contracted

services.

 Manage supplies/tools inventory, enforce co-op house rules/mov-in/out, keep accurate records of work

orders/staff schedules/incidents.

 Communicate professionally with residents, board, and managing agent; participate in available training

and ensure certifications, safety/OSHA compliance.

 Submit weekly timesheet and pertinent work tracking documents


Qualifications & Requirements

 3–7+ years residential maintenance/supervisory experience (multi-plant heating preferred; co-op/condo

background a plus).

 Strong hands-on skills in building systems (heating/boilers, plumbing, electrical).

 Supervisory experience managing small staff; excellent problem-solving and customer service skills.

 Physical ability to lift 50 pounds for hands-on work; reliable, detail-oriented.

 Willingness to obtain certifications if needed; valid drivers license required.


Preferred Skills

 Thomas Shortman certifications (e.g., superintendent courses, Green Supers).

 Basic computer proficiency including YARDI and MS Office.
