Job Description

Responsible for completing repairs, responding to emergency calls, managing building service vendors and maintenance requirements in residential apartment's buildings.

Job Responsibility

1.Completes daily rounds in buildings.
2.Inspects hallways, lobbies, stairwells, and sidewalks: Checks for debris and needed maintenance.
3.Conducts daily inspections of lighting and alarms systems.
4.Prioritizes work to be completed independently.
5.Provides directions as needed to on site contractors or vendors.
6.Inspects completed work, verifies that it meets the scope of work of the project.
7.Responds to calls from tenants concerning routine repairs and emergencies.
8.Keeps tenants informed of ongoing work and/or problems in buildings.
9.Checks buildings each night to ensure that basements are locked and building is secure.
10.Maintains health, safety & fire related inspections & records for assigned sites.
11.Carries company-provided cell phone when away from the building to respond to emergencies.
12.Works independently to solve problems, develops a plan for improvements, communicates with leadership on work performed. Works within alloted budget for repairs with minimal oversight by purchasing supplies and completing the repair.
13.Assists  in inspections and maintenance projects of other Housing areas, as needed.
14.Issues keys and assists new tenants in moving into apartments.
15.Maintains supplies and handles equipment inventories.
16.Oversee preventative maintenance of mechanical systems, adhering to NYC Department of Buildings regulations. 
17.Retroactively identify potential issues and conflicts, implementing effective solutions to minimize disruptions and maintain project flow. 
18.Maintain accurate records of all maintenance and repairs.
19.Lead and manage all daily on-site operations, ensuring projects adhere to plans, specifications, budget, and schedule.
20.Supervise, direct, and coordinate the activities of all on-site personnel, subcontractors, and vendors. 
21.Foster a collaborative and productive work environment. 
22.Manage the inventory of equipment, furniture, supplies, and goods, ensuring security and adequate stock.
23.Oversee snow removal, exterminating services, window AC unit installation (with security brackets), and washer/dryer maintenance.
24.Coordinate the inspection and replacement of smoke/carbon monoxide
25 .Performs related duties as required. All responsibilities noted here are considered essential functions of the job under the Americans with Disabilities Act. Duties not mentioned here, but considered related are not essential functions

Job Qualification

High School Diploma or equivalent, required.
Minimum of seven (7) years experience in residential apartment building services, required.
General Knowledge of construction tools.
Knowledge of heating systems, plumbing, electrical and construction.
Strong interpersonal skills, organizational skills, and detail oriented.
Must live on premises.
Strong scheduling skills with ability to prioritize assignments.
FDNY Certificates of Fitness (S-95, S-12 & S-13) within 6 months, required.
Complete OSHA 10 Safety Course within 6 months, required.
