Job description

BKM Capital Partners is seeking a highly experienced Director of Leasing to lead leasing strategy and execution across the company’s growing property portfolio. This role will be responsible for optimizing all leasing activity across BKM’s portfolio in California, Arizona, Oregon, Washington, Nevada, Texas, Georgia, Colorado, and Florida.  Travel is required and may be up to 50%.

The Director of Leasing will provide strategic direction, leadership, accountability, and operational oversight to the leasing function. This position will work closely with the Asset Management, Property Management, Portfolio Management, Marketing, Legal, and Executive Leadership teams to maximize occupancy, drive revenue growth, strengthen broker relationships, and ensure consistent leasing practices across the portfolio.

This role will report to the Senior Managing Director, Asset & Portfolio Management and is based in BKM’s Newport Beach, California office. This role is 100% in-office due to the collaborative nature of our business.  A hybrid schedule is not available for this position.


Key Responsibilities


Leasing Leadership & Strategy

  • Develop and support execution of leasing strategies across the BKM portfolio, ensuring alignment with company objectives, asset strategies, and investment goals (e.g. maximize occupancy, tenant retention, and increase rental revenue).
  • Partner with Asset Management leadership to establish leasing priorities, market positioning, deal strategy, and performance expectations by asset, region, and portfolio.
  • Provide leadership, direction, and accountability to the leasing team to ensure consistent execution and measurable results.
  • Identify opportunities to improve leasing processes, reporting, communication, and coordination across departments.
  • Oversee and lead the BKM leasing technology stack and associated processes (e.g. VTS, CoStar, LoopNet, etc.).


Team Management

  • Directly manage Lease Administration and Lease Marketing personnel.
  • Support the in-market BKM Leasing Managers and Leasing Coordinators.
  • Set clear goals, expectations, and performance metrics for the leasing team.
  • Lead regular company training and mentoring on leasing strategies and best practices to ensure the team is operating at a high level.
  • Create a culture of accountability, urgency, collaboration, professionalism, and continuous improvement.
  • Ensure effective coordination between leasing, lease administration, marketing, asset management, property management, and legal teams.


Deal Processing

  • Optimize leasing activity from prospecting through lease execution, ensuring timely movement of deals through the pipeline.
  • Partner with internal teams to support the accurate tracking of  deal economics, tenant credit, capital requirements, timing, and business terms.
  • Directly manage all company lease documents to ensure consistency, accuracy, and version control.
  • Provide assistance and work with counsel on documentation of material lease terms when engaged.


Market & Broker Relationships

  • Build and maintain strong relationships with external brokers, tenants, prospects, and market participants.
  • Represent BKM professionally in the marketplace and reinforce the company’s reputation as a responsive, knowledgeable, and high-quality industrial real estate owner and operator.
  • Ensure the leasing team is actively engaged in their respective markets and consistently developing broker and tenant relationships.
  • Track market trends, competitive properties, leasing velocity, rental rates, tenant demand, and other factors affecting portfolio performance.
  • Monitor consistency in company practices across all engaged brokerage relationships and ensure all listing agreements reflect the same.


Portfolio Performance & Reporting

  • Monitor leasing performance across the portfolio, including occupancy, vacancy, leasing pipeline, proposal activity, lease expirations, renewals, deal status, and market feedback.
  • Produce regular updates to senior leadership and investors, when engaged, regarding leasing activity, portfolio risks, opportunities, and strategic recommendations.
  • Ensure leasing data, reports, deal pipelines, and internal systems are accurate, current, and actionable.
  • Collaborate with Asset, Property and Portfolio Management teams to support budgeting, forecasting, business plans, and investor reporting needs.


Marketing & Leasing Collateral

  • Partner with the Leasing Marketing Associate and Marketing team to ensure leasing materials, property websites, broker communications, signage, email campaigns, and other collateral are current, accurate, and effective.
  • Provide assistance on property positioning, marketing strategies, and campaigns designed to generate leasing activity.
  • Ensure vacant spaces and available properties are being marketed consistently and professionally.


New Market Growth

  • Responsible for opening the leasing function in new markets that BKM enters. This includes, but is not limited to, interviewing and evaluating brokerage teams with the Asset Management and Acquisitions teams, assisting in the hiring of local Leasing Managers and Leasing Coordinators, creating all necessary marketing collateral (e.g. listing signs, flyers, etc.), and integrating the newly acquired assets into BKM’s technology systems and corporate processes.


Qualifications

  • Significant experience in commercial real estate leasing, preferably with industrial, multi-tenant industrial, business park, or light industrial assets from either a principal or brokerage house.
  • Demonstrated experience leading leasing teams and managing leasing activity across a multi-market portfolio.
  • Strong understanding of lease negotiations, deal economics, tenant requirements, market dynamics, and broker relationships.
  • Proven ability to manage multiple priorities, transactions, deadlines, and stakeholders in a fast-paced environment.
  • Excellent leadership, communication, negotiation, analytical, and decision-making skills.
  • Ability to work collaboratively with both internal and external stakeholders.
  • Strong business judgment and ability to balance strategic thinking with hands-on execution.
  • High level of professionalism, accountability, organization, and attention to detail.
  • Ability and willingness to travel up to 50% of the time.
  • Must be able to work full-time from BKM's Newport Beach, CA office.
