Description Summary: Under direction of the Assessor, Chief Deputy and Chief Appraiser, performs a variety of work as assigned in a wide range of areas focused on valuation of land and improvements to property. The Appraiser Associate works closely with Chief Appraiser and other appraisers in the office as well as in the field. Field appraisals consist of working outdoors for several months under variable weather conditions and isolated parts of the county, must be able to sit for long periods of time in the field and in the office.

Appraiser Associate must attend Courses from IAAO to become a New Mexico Certified Appraiser.
Must be able to speak and write effectively and efficiently. Work closely with other staff members. Read county maps and know the difference between North, South, East and West.
Must be able to use and read a measuring tape as well as collecting information in the field for each appraisal that is assessed, differentiating in construction materials, roof coverings, what type of heating/cooling, plumbing, etc., Must have good communication skills, be able to greet, assist and direct the public in the field or in the office in a professional and service oriented manner Must ensure compliance with applicable safety regulations and administrative policies Must be responsible, professional and have strong work ethics; and emphasis on performing work correctly and meeting deadlines. Must have a very good understanding of the procedures of the appraisal department and be helpful in maintaining the principals and procedures followed in the Assessor's Office. Must be able to work in the field and office, take direction and constructive criticism, multitask, and good verbal skills
Supervision: Works under the direction of the Chief Appraiser, Chief Deputy, and County Assessor. Supervisory Responsibilities: Has no supervisory responsibilities. Typical Qualifications Minimum Qualification Standards: Education, Certification and Experience: Must have a high school diploma or GED certificate Must have a valid Driver's License Must be able to take IAAO courses in order to earn and maintain a State of New Mexico Certified Appraiser Certificate.
Supplemental Information Education & Training Requirements: Appraiser Associate will be trained to do the job of an appraiser for Luna County and will be required to take the first (2) core classes of IAAO (International Association of Assessing Officers). Upon passing the 2 core classes you will be offered the opportunity to take the final 2 core classes in attempt to obtain a New Mexico Certified Appraiser Certificate from the NM Taxation and Revenue Department. 1.
IAAO Course 101 Fundamentals of Real Property. 2. IAAO Course 102 Income Approach to Valuation.
3. IAAO Course 300 Fundamentals of Mass Appraisal. 4.
30 hours of either; IAAO Course 201, Appraisal of Land, IAAO 400, Assessment Administration; IAAO 402, Property Tax Policy; IAAO Course 112, Income Approach to Valuation II; IAAO Course 311, Residential Modeling Concepts; IAAO Course 312, Commercial/Industrial Modeling Concepts; IAAO 320, Multiple Regression Analysis; to obtain the final and 4th Course to complete the certification. To receive qualifying credit for the course, you must pass the test with a 70% or better. Luna County pays the registration fees, room and board and meals to attend the class.
The appraiser associate will attend class when classes are offered. This requires the appraiser associate to be away from home for a week at a time. If the appraiser associate does not pass the test, they will retest one (1) additional time at the County's expense, and 1 additional time at their own expense.
Once the Appraiser Associate has passed the first (2) core classes they will be afforded the same opportunity for their remaining 2 classes to complete their certification.
