Position Title: Maintenance Technician
Location: Santa Maria, CA
Reporting To: Manager of Maintenance Operations
Status: Non-Exempt, Part-Time
Salary: $25.00-$29.00/Hourly DOE

EMPLOYEE OWNER POSITION PURPOSE:
The Maintenance Technician is primarily responsible for the general maintenance and repair of machinery, equipment, physical structures, plumbing, and electrical systems in common areas of the Association, as well as assisting with janitorial duties and performing routine pool testing and treatment.
JOB DUTIES AND RESPONSIBILITIES:
• Perform preventative maintenance on buildings and equipment, including minor electrical repairs, plumbing, and carpentry
• Paint common areas as directed by supervisor and perform touch-up painting of scratches and nicks as discovered in common areas, as well as to prevent corrosion.
• Perform minor appliance repair such as removal of dust, dirt, grease, and waste material from machines, as well as clean and lubricate machine parts such as shafts, pulleys, gears, and bearings.
• Clean and repair lighting fixtures and replace bulbs as needed.
• Maintain clean decks, fences, railings, window screens, doors, and sidewalks.
• Clean gutters, down-spouts, and scuppers to maintain drainage.
• Perform grounds maintenance (i.e. blowing and pressure washing as needed)
• Maintain gate access as necessary
• Clean and pad elevator for resident moves and/or large deliveries.
• Inspect fire extinguishers for damage as required.
• Assist with fire pump testing as necessary.
• Monitor common area hallway HVAC performance.
• Test and log generator performance as required.
• Ensure exercise equipment is clean and in working order.
• Perform routine maintenance and minor repairs on pools, hot tubs, and related mechanical systems (filtration, pumps, heaters, etc.).
• Test, treat, and log water chemistry of pools to ensure compliance with health and safety standards.
• Experience in pool maintenance and water chemistry (CPO - Certified Pool Operator certification preferred or willing to obtain within 60 days of employment)
• Maintain trash and recycling bins located in common areas; use the trash compactor as necessary.
• Daily patrol of building exteriors, interiors, pool, and parking lots; perform litter and debris control; note safety, maintenance, and compliance issues and report them to supervisor as necessary.
• Maintain supply inventory and pertinent records of expenses as outlined by supervisor
• Carry out janitorial duties, including mopping, trash removal, and general upkeep of restrooms, clubhouse, and common areas.
• Clean carpets, floors, elevator floors, windowsills, and furniture in common areas.
• Maintain cleanliness and safety of pool/hot tub areas through regular cleaning and inspections.
• Maintain a clean work area, tools, and equipment.
• 2-3 years of experience in rough in and trim out typical residential work with only occasional guidance. Carpentry, plumbing, electrical, painting, plus if experienced in stucco repairs, sheet rock, and plaster.
• Other duties and special projects as assigned.
QUALIFICATIONS:
• High School Diploma (or equivalent)
• Experience in property maintenance - with generally between 1-3 years of experience.
• Ability to work independently and identify/report safety or maintenance issues.
• Solid knowledge of Microsoft Outlook, and Word; intermediate skills a plus.
• Conflict resolution skills.
• Ability to meet deadlines and address time-sensitive issues.
• Superior multi-tasking skills.
• Excellent written and verbal communication.
• Ability to provide high-level customer service with astute attention to detail and organization.
• Must be a team player.
• Ability to manage workflow amid shifting priorities.
• Willing to learn Company process and procedures and learn/use proprietary software.
• Adaptable and dependable with a solid attendance record.
• Professional and respectful demeanor with all internal and external customers at all times.
SPECIAL POSITION REQUIREMENTS:
• Must have and maintain a valid driver's license, vehicle insurance, and driving record in compliance with Company policy.
ESSENTIAL FUNCTIONS:
• Use standard office equipment, including: computer, phone, copier/scanner, etc.
• Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc.
• Relocate up to (50) pounds.
• Be stationary or in motion for periods of time.
• Travel to and from offsite locations.

• None
SCHEDULE & TRAVEL:
• 8:00 am-4:30 pm. Flexible but the set schedule must include weekends for pool monitoring.
• This position may require occasional long hours to meet business needs, including being available for emergency needs
