Job description

Overview:

We are seeking a highly driven and experienced Hotel Asset Manager to oversee and enhance the performance of a diverse portfolio of hospitality and real estate assets. While the focus will be on hotel asset management, we are open to candidates with broader experience across asset classes-particularly in senior housing, mixed-use, or office-and a strong interest in leading cross-sector operational and investment strategies.

This position acts as the owner's representative, aligning property-level operations with investment objectives, driving value creation, and providing strategic guidance across development, operations, capital planning, and disposition.

Key Responsibilities:

Strategic Leadership & Oversight

  • Develop and execute strategic business plans for each asset to maximize long-term value and investment returns.
  • Act as the owner's primary representative in all matters related to hotel operations, development, renovation, and asset disposition.
  • Provide market-level insights to guide positioning, brand relationships, and third-party operator performance.
  • Evaluate and recommend hold/sell/refinance strategies based on underwriting, market conditions, and asset performance.

Asset Performance & Financial Management

  • Lead daily, weekly, monthly and annual reviews of property financials, budgets, and forecast variances.
  • Analyze and interpret financial statements, STR data, GSS results, and operating reports to identify underperformance and recommend corrective action.
  • Develop and track KPIs related to GOP, NOI, RevPAR, flow-through, and return on investment.
  • Conduct valuation modeling and scenario analysis to support acquisition, refinancing, and disposition decisions.

CapEx and Physical Asset Management

  • Oversee capital expenditure planning, execution, and ROI tracking; ensure adherence to approved budgets.
  • Conduct regular site inspections to assess physical conditions, property upkeep, and brand compliance.
  • Collaborate with design and construction teams during PIP, renovation, or repositioning phases.

Operations & Brand Management

  • Evaluate operator performance across key disciplines-sales, F&B, housekeeping, engineering-and hold accountable to brand standards and owner goals.
  • Benchmark operational efficiency and guest service standards; review SOPs, staffing plans, and labor strategy.
  • Serve as a liaison with brand and third-party operator representatives; negotiate brand affiliations or changes when necessary.

Revenue Strategy & Market Positioning

  • Oversee sales, marketing, and revenue management practices to ensure optimal rate and occupancy mix.
  • Provide strategic direction on pricing, distribution, positioning, and competitive benchmarking.
  • Review sales team structure, group segmentation, and channel strategy to drive top-line growth.

Transactions, Investment, and Diversification

  • Support or lead real estate transactions including acquisitions, joint ventures, and asset sales across various sectors, including hotel, senior housing, and office assets.
  • Underwrite new investment opportunities, coordinate due diligence, and prepare investment committee presentations.
  • Leverage understanding of valuation, market trends, and operator performance to guide cross-asset class growth.

Requirements

  • Minimum 10 years of hotel asset management experience or other asset type management experience preferably senior housing properties
  • Strong financial acumen with expertise in valuation, budgeting, and financial modeling.
  • Experience with hotel transactions (purchase/sale), brand negotiations, and development oversight.
  • Ability to independently lead projects, multi-task across priorities, and collaborate with both internal teams and external partners.
  • Proficiency in Excel and financial presentation tools; ability to synthesize data into actionable insights.
  • Exposure to or direct experience in other asset classes, such as senior housing, office, or mixed-use real estate is preferred.
  • Bilingual (Korean/English) is required.
