Overview
Speed Bay Warehouse Solutions is a vertically integrated real estate investment and management platform focused on acquiring and operating shallow bay, multi-tenant light industrial assets in prime infill markets throughout the U.S. Sponsored by the founders of Black Creek Group-whose 30-year track record includes over $25 billion in real estate transactions-the firm is led by a seasoned executive team with extensive real estate industry experience and deep expertise investing in and managing multi-tenant light industrial properties. Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance.
This is an exciting opportunity to join an emerging commercial real estate operating platform focused on acquiring and managing multi-tenant light industrial shallow bay properties in key metropolitan areas across the US.
About the Role
Speed Bay is seeking a motivated and detail-oriented Leasing Manager to support and execute leasing operations within an assigned regional market. Reporting to the VP of Leasing, this individual will be responsible for driving occupancy, managing broker relationships, and executing the regional leasing strategy across Speed Bay's multi-tenant light industrial portfolio. This is an excellent opportunity for a driven professional with 3-5 years of direct leasing or brokerage experience to grow within a dynamic, entrepreneurial real estate platform.
Key Responsibilities
  • Execute day-to-day leasing activities across an assigned regional portfolio of multi-tenant light industrial properties, working in coordination with local and regional brokerage partners under the direction of the VP of Leasing.
  • Implement market-specific leasing strategies developed in partnership with the VP of Leasing and Regional Asset Manager, focused on increasing rents, optimizing tenant mix, accelerating lease-up, and reducing vacancy across the regional portfolio.
  • Manage all aspects of the leasing process within the region, from prospecting and broker engagement through letter of intent negotiation, lease documentation, and transition to property management.
  • Build and maintain productive relationships with tenants, local brokers, and market participants to enhance Speed Bay's visibility and deal flow within the assigned region.
  • Negotiate new leases, renewals, expansions, and relocations within the regional portfolio, escalating complex or high-value transactions to the VP of Leasing as appropriate.
  • Review tenant financials and creditworthiness in support of the leasing approval process, providing recommendations to the VP of Leasing and Regional Asset Manager.
  • Support asset management and financial planning activities by providing regional leasing data, rent comps, pipeline updates, and absorption timelines, measured against pro forma expectations.
  • Coordinate with property management, architects, and contractors on space planning and tenant improvement projects to ensure timely delivery and a high-quality tenant experience.
  • Stay current on regional market conditions, competitive set performance, and local industrial trends through broker engagement, market research, and direct property tours to inform leasing strategy and pricing decisions.
  • Participate in local industry events, broker meetings, and networking functions to build Speed Bay's regional presence and cultivate new tenant and broker relationships.

Skills & Qualifications
  • Bachelor's degree in real estate, finance, economics, or a related business discipline preferred; equivalent practical experience in commercial real estate will be considered.
  • 3-5 years of experience in commercial real estate leasing, either in a direct leasing role or in a brokerage capacity, with exposure to industrial product types preferred.
  • Demonstrated ability to manage an active leasing pipeline, coordinate with brokers, and move deals from prospect to executed lease with minimal supervision.
  • Working knowledge of lease negotiation fundamentals and basic financial analysis; proficiency in Excel required, and familiarity with Yardi Deal Manager a plus.
  • Strong interpersonal and communication skills, with the ability to build credible relationships with tenants, brokers, and internal team members.
  • Highly organized, self-motivated, and eager to grow within a fast-paced, entrepreneurial real estate platform.

Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. All full-time employees also are eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K, in each case in accordance with the terms of the applicable plans.
