Job Purpose:

The Junior Abstractor is responsible for conducting thorough research of public records to compile comprehensive abstracts of title for real estate transactions in Iowa. This entry-level role involves learning to accurately summarize legal documents affecting property titles, ensuring clarity and compliance with Iowa's title standards. Under the guidance of experienced professionals, the Junior Abstractor will develop the skills necessary to support the delivery of clear and marketable property titles to clients.

This position offers a foundational opportunity for individuals seeking to build a career in title abstracting within the real estate industry.

Key Responsibilities:

  • Conduct Title Research: Utilize various resources, including county public records, online databases, and internal systems, to search and verify property ownership, liens, encumbrances, and other title-related matters.?
  • Compile Abstracts of Title: Accurately summarize recorded documents such as deeds, mortgages, easements, and judgments into comprehensive abstracts, reflecting the property's legal history.?
  • Document Analysis: Examine legal documents to identify any issues that may affect the property's title, such as restrictions, encumbrances, or defects.?
  • Data Entry and Management: Maintain organized and up-to-date records of title searches and abstracting activities within the company's title management system.?
  • Collaboration: Work closely with title examiners, attorneys, and other team members to resolve title issues and ensure the accuracy of abstracted information.?
  • Customer Service: Assist in addressing client inquiries related to title findings and provide information as needed in a professional manner.?
  • Continuous Learning: Stay informed about changes in Iowa real estate laws, regulations, and industry best practices relevant to title abstracting.

Requirements

Job Requirements:

Education & Experience:

  • High school diploma or equivalent required; an associate's or bachelor's degree in a related field (e.g., paralegal studies, real estate, or legal studies) is preferred.?
  • Prior experience in real estate, legal research, or a related field is advantageous but not mandatory. Training will be provided.?
