Dispositions Manager information

What is a dispositions manager?

Dispositions Managers are professionals responsible for overseeing the sale or transfer of assets, typically in real estate or property management companies. They handle the process of marketing, negotiating, and closing deals for properties or assets that a company wants to sell. Their role includes evaluating offers, coordinating with buyers and other stakeholders, and ensuring transactions meet company objectives. Dispositions Managers are crucial for maximizing the value received from asset sales and ensuring a smooth, compliant process.

What are some common challenges faced by a dispositions manager, and how can they be addressed?

Dispositions Managers often navigate challenges such as managing multiple transactions simultaneously, negotiating with buyers, and ensuring properties are sold within target timelines. A key to overcoming these obstacles is maintaining strong communication with all parties involved, including acquisition teams, buyers, and legal professionals. Staying organized and leveraging technology for tracking deals can also help manage workload efficiently. Additionally, successful Dispositions Managers continuously build and nurture a network of buyers to streamline the sales process and minimize delays.

What are the key skills and qualifications needed to thrive as a dispositions manager, and why are they important?

To thrive as a Dispositions Manager, you need a strong understanding of real estate markets, sales negotiation, and property valuation, often backed by experience in real estate or business. Proficiency with CRM software, property listing platforms, and transaction management systems is commonly required. Outstanding communication, relationship-building, and problem-solving skills help you excel in negotiations and client interactions. These abilities are essential for closing deals efficiently, maximizing returns, and ensuring client satisfaction in a competitive real estate environment.

Job description

PROPERTY MANAGER โ€“ LEAD THE WAY HOME

Are you a natural leader with a passion for people, performance, and properties that shine? If you know how to turn a building into a community and a team into a high-performing force, we want to meet you.

As a Property Manager at Two Coast Living, youโ€™ll be at the helm of one of our multifamily communities, leading daily operations, managing on-site teams, and delivering an exceptional living experience for residents. Youโ€™ll own the numbers, the experience, and the culture, all while driving occupancy, resident satisfaction, and revenue.

What Youโ€™ll Be Doing:

  • Run the Show โ€“ Oversee all day-to-day operations, from leasing and resident relations to work orders and vendor coordination.
  • Lead the Team โ€“ Hire, train, schedule, and support your on-site leasing and maintenance teamsโ€”creating a positive culture where great work happens.
  • Market Like a Pro โ€“ Work with your team and marketing partners to promote your property, attract new residents, and renew existing leases.
  • Drive Financial Performance โ€“ Manage budgets, control expenses, maximize revenue, and ensure rent collection stays on track.
  • Be Resident-Focused โ€“ Serve as the go-to contact for your community, resolving concerns, welcoming new residents, and creating a place people are proud to call home.
  • Keep It Looking Great โ€“ Conduct regular property inspections, support unit readiness, and oversee maintenance standards and capital improvements.
  • Stay on Top of It All โ€“ Submit accurate financial reports, manage payroll/commissions, and stay compliant with all local, state, and federal requirements.
  • Stay Plugged In โ€“ Engage with your local apartment association, keep up with competitors, and build a strong reputation in the community.

What We Offer:

  • A Leadership Role That Matters โ€“ Step into a full-time, on-site leadership position with visibility and impact.
  • Top-Tier Benefits โ€“ Medical, dental, vision, and life insurance, plus a 401(k) plan with auto-enrollment after 60 days.
  • Time to Recharge โ€“ 40 hours of vacation in your first year, plus paid sick leave (based on location) and paid holidays.*
  • Tools to Succeed โ€“ Training, support, and technology to help you and your team thrive.
  • A Team That Has Your Back โ€“ Collaborate with supportive regional leaders and cross-functional teams across the company.

What Weโ€™re Looking For:

  • Experienced Leader โ€“ Youโ€™ve got at least 4 years of multifamily property management experience and 2+ years leading a team.
  • Detail-Obsessed & Organized โ€“ You stay on top of deadlines, follow through on commitments, and know how to prioritize.
  • Clear Communicator โ€“ Whether it's a resident concern, a staff meeting, or a budget presentation, you keep it clear, calm, and professional.
  • Customer-Focused โ€“ Residents feel heard, valued, and supported because of you.
  • Financially Savvy โ€“ You understand the business side: rent rolls, budgets, reporting, and expense management.
  • Tech-Comfortable โ€“ Youโ€™re confident using property management systems (i.e., Entrata), Microsoft Office, and digital tools that keep things running smoothly.
  • Positive & Proactive โ€“ You lead by example, stay cool under pressure, and bring solutions, not drama.

This is a full-time leadership role based on-site at one of our beautiful communities. If youโ€™re ready to lead with heart, hustle, and know-how, weโ€™re ready for you. Bring your experience, your standards, and your drive, and letโ€™s build something great together.
