The Sales Manager serves as a strategic leader responsible for driving sales performance, developing talent, and delivering an exceptional guest experience while representing one of the most innovative residential communities in the world.

This role leads a team of sales professionals responsible for guiding prospective residents through a consultative and lifestyle-focused buying journey. The Sales Manager partners closely with multiple homebuilder partners, internal Disney teams, marketing, operations, and club leadership to ensure a seamless and elevated experience from first visit through home purchase.

The ideal candidate is a passionate leader, exceptional storyteller, and sales strategist who can inspire teams, build relationships, and help guests envision a future life at Cotino, not simply purchase a home.

The Sales Manager is based on-site, and reports directly to the Director of Sales.

Responsibilities

  • Sales Leadership & Performance - Lead, coach, and develop a high-performing team of Sales Agents and Sales Associates, driving achievement of sales goals, conversion metrics, appointment objectives, and revenue targets.
  • Lifestyle Selling & Storytelling - Champion a consultative sales approach centered on storytelling and lifestyle discovery, coaching team members to help guests envision life within the Cotino community rather than focusing solely on home features.
  • Builder Partnership Management - Serve as the primary sales liaison with multiple builder partners operating within the community, developing and maintain strong relationships with builder sales teams, leadership, and operational partners. Collaborate on inventory management, pricing strategies, product positioning, and buyer experience initiatives.
  • Sales Operations & Business Management - Oversee daily sales center operations and ensure operational excellence, monitoring CRM compliance, lead management, reporting accuracy, performance management, and sales process adherence. Partner with Marketing to develop traffic-driving initiatives, events, and promotional strategies and analyze market conditions, competitor activity, and buyer trends to inform sales strategy.
  • Talent Development - Foster a collaborative and inclusive culture focused on growth and performance, creating individual development plans and succession strategies. Identify training opportunities that enhance selling skills, product knowledge, and leadership capabilities.
  • Cross-Functional Leadership - Partner with Marketing, Club Operations, Events, and Community Development teams, while supporting the planning and execution of lifestyle experiences, broker events, showcases, and VIP engagements. Collaborate on initiatives that enhance community awareness, prospect engagement, and homeowner satisfaction.

Required Qualifications

  • Active California Real Estate License.
  • Minimum 5 years of leadership experience in real estate, luxury sales, lifestyle community, hospitality, membership sales, or related industries.
  • Proven success leading and coaching high-performing sales teams and achieving revenue goals.
  • Experience utilizing CRM platforms, preferably Salesforce.
  • Strong communication, coaching, and presentation skills.
  • Ability to work weekends, evenings, and holidays as business needs require.

Preferred Qualifications

  • New home sales leadership experience.
  • Experience working with multiple builders or developer partners.
  • Luxury real estate, private club, hospitality, resort, or lifestyle community experience.
  • Experience leading teams in a highly guest-centric or service-oriented environment.

Required Education

  • Bachelor's Degree or equivalent experience.

The hiring range for this position is $95,400.00-$121,900.00 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate's geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
