Indepence Realty Trust, INC (NYSE: IRT) / IRT Living is looking for a strategic, analytical, and hands‑on Director of Digital Marketing to lead our digital demand generation efforts across a growing portfolio of apartment communities. This role is based at


In this role, you'll own the strategy, execution, and performance of our digital marketing programs—from paid search and SEO to attribution, analytics, and budget optimization. You'll lead a talented digital marketing team while partnering with Sales, Operations, and Technology to ensure every marketing dollar drives measurable business results.


This opportunity is ideal for a digital marketing leader who loves diving into data, solving complex problems, testing new ideas, and translating insights into action. While experience in multifamily or real estate is a plus, it's not required. We're looking for someone with deep digital marketing expertise, strong business acumen, and a passion for continuous innovation.


What You'll Do

  • Lead the digital marketing strategy across paid search (SEM), SEO, local search, and website optimization.

  • Own and optimize the digital media budget, reallocating spend to maximize lead generation, tours, applications, and leases.

  • Develop attribution models, performance reporting, and financial forecasting to drive strategic decision‑making.

  • Monitor campaign performance, investigate anomalies, and conduct root‑cause analysis to ensure reporting accuracy.

  • Establish best practices for platform governance, change management, campaign testing, and account monitoring.

  • Manage relationships with SEO and PPC agency partners while independently validating performance and recommendations.

  • Design and evaluate A/B and multivariate tests to continuously improve marketing performance.

  • Leverage AI and generative AI tools to increase marketing effectiveness and team productivity.

  • Lead, coach, and develop the digital marketing team while fostering a culture of innovation and accountability.

  • Partner cross‑functionally with Sales, Operations, and Technology to align digital marketing initiatives with company goals.


What We're Looking For

  • 8+ years of progressive digital marketing experience with expertise in paid search and SEO.

  • Bachelor's degree in Marketing, Communications, or a related field.

  • Proven experience leading and developing high‑performing digital marketing teams.

  • Advanced knowledge of Google Ads, Bing, Meta advertising platforms, Google Analytics, Google Tag Manager, and SEO best practices.

  • Experience managing significant digital advertising budgets with measurable ROI improvements.

  • Strong analytical mindset with the ability to build forecasting models, attribution reporting, and performance dashboards.

  • Demonstrated success identifying performance issues through data analysis and implementing effective solutions.

  • Experience overseeing digital agencies, validating reporting, and ensuring campaign accountability.

  • Advanced Excel skills and experience translating complex data into executive‑level business recommendations.

  • Familiarity with AI and generative AI tools, such as Claude or similar platforms, to improve marketing efficiency.
