Overview

Great opportunity within a fast-growing business platform at a well-established development company!  Gilbane Development Company is seeking an experienced professional to expand our affordable housing & mixed income platform in the New York, NY market.  The ideal candidate will possess a thorough understanding of affordable housing development, including overall deal structuring, land planning, entitlement process, finance, design and construction.

Responsibilities
  • Assist with execution of current development pipeline with properties in various stages
  • Oversee Analysts & Associates project feasibility studies (Market research, underwriting, investment thesis) and financial closing.
  • Lead stakeholders through Design, Construction Cost exercises, and Value Engineering
  • Project Management Lead through due diligence, entitlement & permitting, scheduling, and managing the critical path
  • Consult with Legal & Finance partners for completing the LOI/PSA, Operating Agreements, Consultant Contracts, and Construction Contracts
  • Sourcing new development opportunities within affordable housing
  • Day to day liaison with design/construction team, clients, and stakeholders.
  • Communication should convey urgency balanced with positive motivation and teamwork
  • Maintain scope and cost while meeting schedule and quality goals
  • Oversee cost management reporting
  • Uphold and represent Gilbane's core values and reputation

Qualifications

Education/Experience

  • Bachelor's Degree. Master's degree preferred, in real estate development related field (i.e., engineering, architecture, construction, finance, law, economics)
  • 8+ years' experience in real estate development with at least 3+ years in affordable housing development
  • Experience in NY market preferred
  • Experience with acquisition-rehab and value-add developments is a plus
  • Established record of success as a project leader, having completed at least six substantial development projects ranging from $20-$100mm+ million in value, including significant experience with affordable housing
  • Demonstrated experience at the management level-proven managerial skills, ability to mentor and develop staff and foster teamwork and collaborative problem solving
  • Collaborative approach and respectful relationship style with members of the neighborhoods within which we work as well as colleagues, consultants and third-party trade partners
  • Self-starter with the ability to manage three to four overlapping projects efficiently in a fast-paced environment
  • Excellent business development skills and experience in marketing, generating business and maintaining credibility in the community
  • Attention to detail and ability to execute at a high level
  • High degree of organizational skills and problem-solving ability
  • Ability to prioritize/execute to achieve desired company and project goals with prudence and sense of urgency
  • Excellent communication skills, both verbal and written
  • Strong relevant computer skills
  • Maintain memberships and participate in organizations and events

Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.

For New York this ranges from $153,360.00 - $191,700.00 plus benefits and retirement program.
