DMC Recruitment Group is pleased to partner with our client, a respected organization in the real estate development industry, located in Toronto, Ontario, in the search for a Development Manager.
Real estate development in the GTA is not for the faint of heart. The market moves quickly, competition for quality sites is intense, and delivering exceptional communities demands both rigour and creativity. Our client understands this well. A well-established, entrepreneurial development group with deep roots in Toronto, they have built a strong reputation for delivering high-quality residential communities across the Greater Toronto Area.
The firm is led by three experienced partners whose combined expertise spans construction, sales, and development. They operate with a lean, collaborative structure where decisions get made and projects move forward. There is no bureaucratic maze here. Just a talented group of professionals who know the market, know how to build, and are growing.
To support that growth, they are bringing on a Development Manager who will work at the intersection of land, development, and investment strategy. This is a hands-on, high-visibility role with direct access to senior leadership and genuine ownership over meaningful work.
The Opportunity
Reporting directly to the partner leading the firm's development and land initiatives, you will be involved across the full lifecycle of real estate development. From identifying and evaluating new sites to advancing projects through design, entitlement, and pre-construction, this role puts you at the centre of the firm's most important strategic work.
On the acquisitions side, you will lead and support site identification and due diligence efforts, conducting investment analysis and evaluating opportunities against both financial and strategic criteria. You will build and maintain detailed financial models that drive internal decision-making, ensuring leadership has the clarity they need to act decisively.
Once a project moves forward, you will manage the development process with care and attention, coordinating consultant teams, analyzing competitive bids, and overseeing tenders to keep projects on track. You will also contribute to market research initiatives and collaborate with the sales and marketing team to support pre-sales strategy and community positioning.
Internally, you will be a trusted contributor to the broader growth strategy, working closely with leadership across development, construction, and sales to ensure seamless coordination from concept to close. Your ability to see across disciplines and communicate clearly will be a real asset here.
What You'll Bring
The ideal candidate brings a solid foundation in development management or investment analysis, paired with the drive and critical thinking to thrive in a lean, entrepreneurial environment.
Specifically, you will have:
  • 3 to 5 or more years of experience in a Development Manager or Development Analyst role, ideally with hands-on exposure to both land acquisition and development management
  • Strong financial acumen and proficiency in Excel and financial modelling tools, with the ability to build models that inform real decisions
  • Demonstrated ability to manage consultant teams, coordinate tenders, and advance projects through the approvals and pre-construction process
  • Solid understanding of the GTA real estate market and the entitlement and design process
  • The ability to work independently, prioritize effectively, and manage multiple workstreams without losing detail
  • A collaborative and communicative approach that builds trust with both internal leadership and external stakeholders
  • Formal education in real estate, planning, finance, or a related field is welcomed, though a proven track record of delivering results is what matters most
