About the Position

DevCo US Construction is hiring for a Full-Time Construction Assistant Superintendent to join our new construction development project in Rochester, MN! This project is a 252-unit multifamily residential development designed as a four-story, slab-on-grade building with a double-loaded corridor configuration. The Assistant Superintendent supports the Site Superintendent in delivering projects on time, within budget, and in accordance with DevCo’s quality standards. The Assistant Superintendent assists with the day-to-day onsite operations of the construction site.

Pay Details: $80,000 to $110,000 in Annual Salary + Performance bonus target of 10%

Schedule: Generally, Monday-Friday (as agreed upon with the hiring manager)

Essential Duties and Responsibilities:

Assist in preparation and maintenance of the Project Schedule. Coordinate with the Site Superintendent for scheduling of materials, equipment, manpower, and subcontractors to ensure project schedule and quality are met. Review, update, and distribute most current project schedule to all subcontractors. Monitor the pace and quality of work and report progress to the Site Superintendent. Prepare status reports and regularly monitor deliveries, subcontractors and schedules. Assist in allocating of project resources appropriately (manpower, materials and equipment) through phone conversations and emails keeping accurate records of daily activities.

  • Assist in maintaining a safe jobsite.
  • Read and understand the jobsite safety manual.
  • Maintain documentation of subcontractors training on site and compliance with their site-specific safety manuals.
  • Attend and participate in jobsite safety meetings.
  • Assist in reviewing project plans and subcontractor scopes of work looking to identify gaps in the coverage of work, then work with superintendent to fill those scope gaps and to identify any errors, omissions, or duplications. Assist in notifying the Superintendent and project team. Assist in the generation of RFIs for any issues and follow through on responses.
  • Supervise and direct onsite hourly employees.
  • Work with the Site Superintendent to plan the use of space on site including traffic of personnel and vehicles into and out of the site.
  • In connection with the Superintendent, lead, and coordinate inspections with the governing jurisdiction and liaise with inspectors for all authorities having jurisdiction.
  • Advise Superintendent of subcontractor issues.
    • Read and understand all subcontractor scopes of work.
    • Enforce subcontractor scopes holding them accountable for work within their scope.
    • Inspect work for conformance to manufactures installation requirements and conformance to project documents.
    • Perform and coordinate inspections of subcontractors work prior to other trades installing labor or materials sequentially on top of previous trades work.
  • Assist in creating and maintaining punch lists for various stages of construction. Framing, Rough-in, Finishes, etc. throughout the entire project.
  • Assist in the documentation of required daily, weekly and monthly photos and product documentation and checklists. 
  • Attend meetings and document/manage delivery schedules, RFI’s, submittals, field directives, safety communications (including safety records, incident reports, schedule/coordinate trainings, etc.) and other necessary construction documentation as needed. Follow up on issues identified in meeting minutes that require attention.

Knowledge, Skills and Abilities:

  • Ground Up Multifamily Construction Project Experience.
  • Garden Style, Podium, Wrap and/or Open Courtyard and Urban Mid-Rise Project Experience.
  • Strong reputation for working well with subcontractors.
  • Ability to create strong relationships with stakeholders.
  • Manage entire process from start to finish - including site clearing, earth work, underground utilities, site planning/logistics, managing/leading the entire field team on the site, walking the site regularly, holding weekly meetings, scheduling, evaluating performance, & communicating with Site Superintendent.
  • 4-year degree in a construction related field or commensurate field experience preferred
  • 3-5 years work experience in multifamily site supervision with proven ability to use multiple types of software to efficiently manage projects. LIHTC Garden Style multifamily experience preferred.
  • Must be able to speak, read and write English in a manner sufficient to carry out duties.
  • Successful completion of background check and drug screen required.
  • Must be legally qualified to work in the U.S. meeting I-9 guidelines.
