Job description

Job purpose

We are seeking an experienced Construction Project Manager in the Orlando, FL area. Project Managers are in charge of overseeing the projectโ€™s progress and ensuring they are being managed in an efficient, profitable, and safe manner. They are expected to effectively communicate job progress to the RGMs in a timely and accurate manner. Responsibilities may include but not be limited to safety, scheduling, quality control, subcontractor oversight, budgeting, training and more. They are to manage all expectations of customers through safety, schedule, and performance.

Duties and responsibilities

General Company

  • Manage the financial and budgetary commitment of the job to ensure profit.
  • Represent Colt in a professional manner to the client.
  • Lead and be the example to others representing Colt Focus Five values.
  • Understand and execute Colt safety policy and Site Specific Safety Plan while teaching others and intervening when proper safety protocol is not followed
  • Work with Safety Team to improve safety for all employees on the job site
  • Actively work to increase job knowledge by participating in educational opportunities.

Safety

  • Ensure compliance with the Colt SSSP, standard Colt safe practices, and Colt clean, and take corrective action when necessary.
  • Perform or delegate the performance of job specific employee orientation and safety training.
  • Ensure and participate in the performance of all Colt required safety documentation.
  • Report and investigate all incidents involving Colt Buildersโ€™ employees, subcontractor employee and Colt contract work.
  • Monitor and report work activities of other trades to ensure they do not create safety hazards for Colt Buildersโ€™ employees.
  • Conduct and/or delegate weekly safety meetings with Colt Buildersโ€™ employees and subcontractor employees, and review safety issues encountered at the site.

Project Award / Pre-Construction

  • Develop JSI and RFI log in coordination with Pre-Con.
  • Participate in Preconstruction handoff meeting.
  • Have detailed knowledge of estimate and final budget.
  • Have knowledge of and implement the Job Start-up sheet.
  • Review and have knowledge of contract Scope of Work.
  • Have knowledge of customer SOV based on building sections.
  • Draft framing schedule.
  • Create man-hour budget and/or subcontractor SOV and payment schedule.
  • Ensure site-specific subcontracts and all exhibits are signed, subcontractor COI submitted prior to starting work.
  • Have knowledge of a material takeoff and Estimatorโ€™s Area of Use list.
  • Review shop drawings for all components for accuracy and efficiency.
  • Manage the submittal process as directed: lumber, components, hold-downs, etc.
  • Develop site logistics plan including onsite storage and office.
  • Schedule ship dates with suppliers.
  • Develop a site-specific safety plan and orientation for review and approval by Safety Director.
  • Develop Management Roles plan.
  • Assist RGM in preparing for the CCIP or OCIP for Colt and Subs as needed.
  • Create and/or delegate the creation of jobsite binders.

Project Operations

  • Administer overall job build plan and oversee construction from handoff to completion.
  • Manage client expectations in coordination with clientโ€™s field team.
  • Have total knowledge and understanding of the jobโ€™s estimate, schedule, budget, site plans, site logistics, management needs, site access, scheduling/ordering of cranes, man lifts, forklifts, and rigging.
  • Plan ahead to prevent problems and resolve emerging ones. Analyze, manage, and mitigate risks.
  • Meet contractual conditions for the job and ensure quality construction standards are followed.
  • Assist RGM in administering the CCIP or OCIP for Colt and Subs as needed.
  • Manage ASIs, change orders, and extra work.
  • Maintain RFI log and JSI log
  • Review work progress and safety standards on a daily basis.
  • Order all materials and components in alignment with the PO.
  • Work with the Site Supervisor to maintain Fieldwire plan updates and task assignments.
  • Order and monitor tools and equipment needed for production.
  • Manage the need and execution of subcontractor and employee labor.
  • Track and submit all subcontractor SOVs weekly.
  • Update schedule weekly and document all changes.
  • Have short & long term plan for the development of Site Supervisors, Foreman, and other crew members.

Project Admin

  • Sign off on vendor change orders $5,001 - $50,000.
  • Timely & accurate gathering and submission of data required, to complete WIP reporting.
  • Collect, review, and send to office weekly timesheet and new hire information as well as employee terminations.
  • Track man hour budget sheets.
  • Approve hours, expenses, time off, accommodations, and subcontractor billings and ensure they are reported and coded correctly to the Colt corporate office.
  • Review the clientโ€™s SOV with the RGM for monthly submittal.
  • Responsible for all hiring, training, terminations, and job review decisions related to job site.
  • Conduct employee yearly reviews-Outlooks.
  • Participate in client and Colt required jobsite meetings.
  • Assist RGM in administering the CCIP or OCIP for Colt and Subs as needed.
  • Be part of job post-mortem and assist in lessons learned.
  • Coordinate any closeout and warranty documentation.

Qualifications

  • Have knowledge of and experience in construction site management.
  • Proficient in communication and organizational skills
  • Advanced plan reading skills
  • Proficient in the use of Microsoft Excel, Word, Outlook, and Fieldwire
  • Advanced safety knowledge and performance
  • CPR/AED Certified
  • OSHA 30 hour
  • STSC certified.
