Job description

Job purpose

Senior Project Managers are in charge of overseeing multiple jobs, overseeing the project’s progress and ensuring they are being managed in an efficient, profitable, and safe manner. They are expected to effectively communicate job progress to the RGMs in a timely and accurate manner. Responsibilities may include but not be limited to multiple job oversight, project budgeting, organization, safety, training, subcontractor supervision and more. They are to manage all expectations of customers through safety, schedule, and performance.

Duties and responsibilities


General Company

  • Oversee multiple jobs.
  • Follow all Colt and site-specific safety procedure at all times! Understand and execute safety plan while teaching others and intervening when proper safety protocol is not followed. Ensures all training and documentation is complete.
  • Have short & long term plan for the development of Site Supervisors, Foreman, and other crew members.
  • Actively work to increase job knowledge by participating in educational opportunities

Business Development / Estimating

Project Award / Pre-Con

  • Responsible for creating and administering and overall job build plan – oversee construction from conception to completion
  • Review contract Scope of Work
  • Develop a site specific safety plan for review and approval by Safety and RGM
  • Set up job budget for RGM approval
  • Create jobsite binders
  • Create sub SOV, scope of work, ensure MSA and all Exhibits are signed, COI submitted
  • Sub MSA, Exhibit A&B, COI
  • OCIP for Colt and Subs if necessary
  • Finalize framing schedule
  • Select suppliers, initiate PO
  • Purchase order qualifications $5,001 - $50,000
  • Setup ship dates with suppliers
  • Setup onsite storage and office if necessary
  • Review material takeoff and “where used” list
  • Review Preconstruction report on miscellaneous details
  • Review shop drawings for all components
  • Job specific employee orientation and safety training
  • Create loose lumber drop schedule
  • Complete all submittals: lumber, components, holddowns, etc.
  • Maintain Fieldwire plan updates and task assignments
  • Create sub SOV & payment schedule
  • Setup supplier submittal & delivery schedule if required
  • Setup customer SOV based on building sections
  • Job management roles and responsibilities plan

Project Operations

  • Total knowledge and understanding of the job’s estimate, schedule, budget, site plans, site logistics, management needs, site access, scheduling / ordering of cranes, man lifts, fork lifts and rigging
  • Responsible for job daily pre-task planning, safety audits, implementation and enforcement of site safety plan
  • Understand scope of job and monitor (and bill for) extra work
  • Meet contractual conditions for the job and ensure quality construction standards are followed
  • Review work progress and safety standards on a daily basis
  • Plan ahead to prevent problems and resolve emerging ones. Analyze, manage and mitigate risks
  • Truss component and wall panel review / coordination with customer and supplier
  • Ordering of loose material / tools / equipment / equipment tracking / have materials on the job before they are needed
  • Responsible for all hiring, training, terminations, and job review decisions related to job site.
  • Subcontractor labor management
  1. RGM will assist with subcontractor management and buyout.
  • Interact with the customer’s Project Manager
  • Develop RFI’s, change orders, and document schedule changes.
  • Track all subcontractor SOVs

Project Admin

  • Daily pre-task planning, safety audits, implementation / enforcement of site safety plan
  • Timely & accurate gathering and submission of data required, to complete WIP & EOM reporting.
  • Manage sub and hourly personnel for the job / collect, review and send to office weekly timesheet and new hire information as well as employee terminations
  • Develop man hour budget sheets (broken down by area) and track
  • Responsible to manage to agreed upon CS sheet established by RGM and VP.
  • Approve hours, expenses, time off, accommodations, and subcontractor billings and ensure they are reported and coded correctly to the Colt corporate office
  • Fill out GC - SOV’s with actual work in place – submit to RGM.
  • Auditing of activities completed and reported by work teams.
  • Ensure Business License is submitted if needed (by State)

Job Close Out

  • Be part of job post-mortem and assist in lessons learned.

  • Have all safety certifications, 1st aid, fall protection, zoom boom, man lift, hilt gun, etc.

Working conditions

Full time position, requiring minimum of 40 hours/week - often weekend work may be required, essentially whatever it takes to get the job done. Environmental factors depend on job location but may include extremely cold, extremely hot and humid conditions in an effort to meet client expectations. Work is performed both indoors and outdoors and sometimes at extreme heights.

Essential Function requirements

Should expect to do a moderate amount of lifting, carrying, climbing, kneeling and balancing. Certain amounts of strength, dexterity and alternates is required. Must follow all safety requirements of the job.
