Lewis seeks an experienced and driven Project Manager, Capital Improvements to lead renovation and capital projects across a diverse portfolio of apartment communities throughout southern and northern California. This role is responsible for planning, coordinating, and executing projects from concept through completion. You will help ensure delivery on time, within budget, and to the highest Lewis-quality standards while minimizing disruption to residents. Your work will include:
Project Planning & Execution
  • Lead the full lifecycle of capital improvement projects including scoping, design coordination, permitting, construction, and close-out.
  • Conduct site assessments to evaluate existing conditions and confirm project feasibility
  • Develop detailed project plans including schedules, budgets, milestones, procurement strategies, and risk mitigation
  • Create comprehensive scopes of work and technical specifications for bidding and execution
  • Manage plan checks, permitting, and approvals with governing agencies
  • Monitor project progress to ensure alignment with schedule, scope, and quality standards

Budgeting & Cost Management
  • Develop conceptual and detailed cost estimates for capital planning
  • Own project budgets from approval through completion
  • Lead competitive bidding processes and negotiate contractor proposals
  • Identify value engineering opportunities
  • Track expenditures, forecast variances, and provide financial reporting to leadership
  • Coordinate long-lead procurement to protect project timelines

Vendor & Contractor Management
  • Source and manage design teams, consultants, and contractors
  • Oversee contractor performance to ensure compliance with contracts, codes, ADA, Fair Housing, environmental, and safety standards
  • Conduct routine site inspections to monitor quality and progress
  • Review change orders and manage contract modifications

Stakeholder Communication
  • Serve as the primary point of contact for capital projects
  • Provide clear updates to senior leadership, regional teams, asset management, property teams, and ownership
  • Coordinate with on-site management to minimize resident disruption
  • Prepare executive-level reports, presentations, and project summaries
  • Facilitate construction status meetings

Compliance & Risk Management
  • Ensure adherence to federal, state, and local regulations
  • Identify risks related to schedule, cost, and operations and implement mitigation strategies

Leadership & Collaboration
  • Lead and influence cross-functional teams to achieve project goals
  • Foster accountability, collaboration, and disciplined execution across departments

Please note: Your position will involve regular travel in the Inland Empire area of Southern California. Occasional air travel to Northern CA may be required for meetings/property visits. Valid driver's license and reliable transportation are required.
Previous experience for Success
  • Bachelor's degree in Construction Management, Engineering, or a related field preferred
  • 5-7+ years of progressive experience in construction or capital project management
  • Experience in multifamily housing or real estate strongly preferred
  • Knowledge of renovation processes, building systems, permitting, and construction scopes
  • Familiarity with California construction standards and regulatory requirements
  • Experience using construction management platforms such as Procore, MS Project, Yardi, or similar
  • Proficiency with Microsoft Office (Outlook, Excel, Word)
