Job Summary

This position will work directly for a Vice President and Area General Counsel of PulteGroup, Inc., but may also provide support to other attorneys and paralegals in the company's legal department. Job responsibilities will include (i) preparation of land acquisition and land sale contracts and related documents (amendments, escrow agreements, easements, etc.); (ii) preparation of contract summaries; (iii) review of title commitments, plats and surveys; (iv) preparation of title objection letters and resolution of title issues; (v) scheduling and facilitating real estate closings; (vi) preparation of deeds, other closing documents and closing instruction letters; (vii) review and preparation of homeowners' association documents; (viii) maintenance of legal department reports; (ix) maintenance of land acquisition and other files; (x) assisting division personnel with sales and other operational issues; and (xi) handling other legal matters in support of PulteGroup's land development and homebuilding business. A successful candidate must have significant and direct real estate transactional experience, such as working in the land acquisition department of a corporate legal department, the commercial real estate section of a large law firm, or a title insurance company.

As part of PulteGroup's legal department, this position will work with inside and outside lawyers and paralegals, title companies, and operating division and corporate level personnel to help PulteGroup's homebuilding divisions acquire and develop land and build and sell homes. This position will act as a liaison between PulteGroup's Area General Counsel and various company personnel in order to resolve issues associated with daily business operations. This position will occasionally travel to corporate and other division offices to assist with transactions, provide training, or attend company meetings.

A portion of this position's duties will be providing administrative support. Administrative duties may include filing, preparing correspondence, ordering supplies, acting as a notary public, and scheduling meetings.

Primary Job Responsibilities

  • Prepare land acquisition and land sale contracts and related documents (amendments, escrow agreements, easements, etc.).
  • Prepare contract summaries.
  • Review of title commitments, plats and surveys.
  • Prepare title objection letters and resolution of title issues.
  • Assist in scheduling and facilitating real estate closings.
  • Prepare deeds, other closing documents and closing instruction letters.
  • Review and prepare homeowners' association documents.
  • Maintain legal department reports.
  • Maintain land acquisition and other files.
  • Assist division personnel with sales and other operational issues.
  • Handle other legal matters in support of PulteGroup's land development and homebuilding business.
  • Other duties as assigned.

Required Education/Experience

  • Associates or Bachelors Degree preferred
  • A minimum of 5 years of experience as a real estate transactional paralegal (not just administrative experience), including substantial experience in (i) the acquisition and development of land, (ii) drafting land acquisition contracts, amendments and related documents, (iii) reviewing title commitments and surveys and resolving title issues, and (iv) drafting closing documents and coordinating and handling real estate closings. This paralegal must be able to understand transaction terms and assess issues in order to draft appropriate provisions or modify forms to suit transaction (the ability to simply fill in the blanks of standard forms will not be sufficient).
  • Good general knowledge of state and federal laws relating to real estate transactions, particularly land acquisition, sales, and development.
  • Ability to conduct legal research, including accessing relevant statues, secretary of state records, and recorded documents.
  • Highly proficient in Microsoft Office (particularly Word, Outlook and Excel) and Adobe Acrobat. Experience with PowerPoint a plus.
