Description:

Oversees the daily operations of the Facilities Department by supervising maintenance personnel, managing facility assets and building systems, ensuring regulatory compliance, coordinating contractors and projects, and supporting preventive maintenance initiatives. Ensures facilities are safe, functional, and well-maintained while delivering high-quality service to staff, residents, and visitors.

  • Responsible for maintaining compliance with OSHA, NFPA, City of Chicago, and life safety regulations.
  • Supports emergency preparedness, fire drills, and incident investigations.
  • Support inspections conducted by regulatory agencies and maintain compliance documentation and corrective action plans
  • Oversees Lockout/Tagout (LOTO), contractor safety, and employee safety training.
  • Oversee the operation, maintenance, and reliability of building systems, including HVAC, electrical, plumbing, fire alarm, access control, elevators, and other critical facility infrastructure, ensuring compliance with applicable codes and regulations.
  • Oversees fleet maintenance records and vehicle compliance requirements.
  • Administer and maintain the work order system: Track maintenance KPIs, work order completion, backlog, and preventive maintenance compliance.
  • Implement preventive and predictive maintenance programs. Monitor asset reliability and equipment performance.
  • Manage and supervise contractors and service providers. Review vendor performance, contracts, proposals, and service agreements.
  • Assist in the planning, coordination, and execution of facility improvement, renovation, and capital projects. Ensuring projects are completed safely, on schedule, and within budget.
  • Assist in preparation and management of department budgets: Monitor expenses and identify cost-saving opportunities. Process and track purchase orders and invoices.
  • Responsible for creation and maintenance of department files.
  • Handles inquiries, concerns, and complaints from staff and building tenants in a respectful and timely manner.
  • Assists in the preparation of proposals and KPI’s and legal compliance reports.
  • 3–5 years of facilities or maintenance experience.
  • 2+ years of supervisory experience preferred.
  • Experience with CMMS systems preferred.
  • Certifications (Preferred)
  • OSHA 10 or OSHA 30.
  • First Aid/CPR.
  • Facilities Management certifications.
