Job description

Position Summary
The Construction Draw Specialist is a full-time, on-site position and plays an important role in the organization by performing several tasks related to the Construction Department's loan servicing and administrative functions. This role requires a strong leader with extensive experience in commercial loan servicing operations, compliance, and customer service. Responsibilities include reviewing and approving invoices, managing budgets, and maintaining accurate records. The specialist will also collaborate with internal teams to align construction projects with company policies and timelines.
Essential Functions
  • Using BUILT Technology draw software to manage draw requests, including uploading documents, entering construction budgets, reconciling expenses, and balancing our CORE system to ensure accurate tracking of loan funds.
  • Oversee and process construction loan draw requests, lien wavers, order property inspection reports, review loan advances, payments, payoffs, process loan extension agreements, and prepare loan closing documents.
  • Keep track of project timelines, delays, and proactively monitor construction portfolio to ensure project progression.
  • Build and maintain strong relationships with customers, builders, developers, and company personnel.
  • Collaborate with other departments, including loan origination, underwriting, and compliance, to streamline processes and improve efficiency.
  • Provide a high level of clerical assistance to Construction Lending Manager as needed, this may include acquisition & development loan and guidance line of credit loan tracking, compiling basic reports, ordering insurance, ordering appraisals, title and escrow documents, etc.
  • Ensure compliance with all applicable federal, state, and investor guidelines, as well as company
    policies and procedures.
  • Perform other duties as assigned.

Qualifications
Education
  • Required High School Diploma or equivalent
  • Preferred bachelor's degree directly related to the position or equivalent, bachelor's degree in business, finance, construction lending, or a related field.
  • Minimum of three years' experience in construction loan servicing related role(s).

Skills
  • Analytical skills: Proven analytical and problem-solving skills, with the ability to make sound decisions in a fast-paced environment.
  • Excellent interpersonal communication skills required.
  • Ability to organize and manage multiple priorities simultaneously: Ability to thrive in a deadline-driven environment, including demonstrating excellent time management, organization, and planning skills. Additional Qualifications
  • Understanding of budgeting & accounting principles, construction finance, the building process, and associated industry terminology preferred.
  • Expert-level knowledge of overall lending processes, including underwriting, funding, and loan processing
  • Demonstrated leadership
  • Prior experience processing or originating loans is helpful and strongly preferred.
  • Proficiency in Built Technologies construction draw processing software.
  • Self-motivated with a strong attention to detail.

Target Salary Range: $24.6870 to $37.0524 USD
Compensation at Guild is influenced by a wide array of factors including but not limited to local and federal minimum wage requirements, education, level of experience, and applicant's geographical location. This position offers eligibility for incentive compensation.
