Job description

Regional Manager – Residential Property Management

Location: Saskatoon, Saskatchewan

Compensation: $120,000–$140,000 Base Salary + Generous Performance Bonus

Target Start Date: October 1, 2026

About the Opportunity

A well-established Canadian real estate organization is seeking an experienced Regional Manager to lead the operational performance of a residential portfolio comprising approximately 2,500 rental units throughout the Saskatoon region.

Reporting to the senior leadership team, the Regional Manager will provide strategic leadership across property operations, financial performance, resident satisfaction, capital planning, and team development. Key Responsibilities

Portfolio Leadership

  • Provide strategic oversight of a portfolio of approximately 2,500 residential rental units.
  • Lead and support Property Managers and site teams to ensure operational excellence.
  • Drive occupancy, resident retention, and overall portfolio performance.
  • Ensure properties are maintained to the highest operational and customer service standards.

Financial Performance

  • Develop and manage annual operating budgets.
  • Monitor portfolio performance, financial reporting, and key operating metrics.
  • Identify opportunities to improve NOI through revenue enhancement and cost management.
  • Oversee capital projects and major maintenance initiatives in partnership with internal stakeholders.

Team Leadership

  • Coach, mentor, and develop a high-performing property management team.
  • Foster a culture of accountability, collaboration, and continuous improvement.
  • Participate in recruitment, succession planning, and employee development initiatives.
  • Support performance management and employee engagement across the region.

Resident & Client Experience

  • Champion exceptional customer service and resident satisfaction.
  • Resolve complex resident concerns and escalated issues.
  • Build strong relationships with internal stakeholders, contractors, and service providers.

Compliance & Operations

  • Ensure compliance with all applicable legislation, policies, and industry best practices.
  • Oversee risk management, health and safety, and operational compliance initiatives.
  • Maintain accurate operational and financial reporting using Yardi.

Qualifications

  • 7+ years of progressive leadership experience in residential property management.
  • Experience managing large multi-site residential portfolios.
  • Proven success leading and developing high-performing teams.
  • Strong financial acumen with experience managing operating budgets and portfolio performance.
  • Experience using Yardi property management software is required.
  • Excellent communication, leadership, and relationship management skills.
  • Strong understanding of residential tenancy legislation and property management best practices.

Preferred Experience

  • Experience overseeing portfolios of 2,000+ residential units.
  • Professional designation such as CPM, RPA, or similar is considered an asset.
  • Experience managing capital improvement projects.
  • Background working within a national or regional real estate organization.
