Position Overview:
Under the direction of the Capital Projects Manager, the Capital Projects Specialist will be responsible for oversight and implementation of projects primarily related to site needs. As such, you will be expected to act as a Redwood brand ambassador, promote our brand and provide the best resident experience possible. All Redwood employees are expected to conduct all organizational business and practices in accordance to Redwood company policies.

Duties & Responsibilities:

  • Coordinate with Training to properly train team members on specific product policies, process and execution
  • Ensure deliverables fall within the applicable scope and budget
  • Assist in the definition of project scope and objectives, involving all relevant stakeholders and ensuring technical feasibility
  • Track project performance, specifically to analyze the successful completion of short- and long- term goals
  • Take detailed ordering briefs and clarify specific requirements of each project
  • Meet budgetary objectives and adjust project constraints based on financial analysis
  • Develop comprehensive project plans to be shared with senior leadership as well as other staff members
  • Oversee and coordinate special projects as it relates to capital expenditures and insurance claims from concept to completion.
  • Manage yearly pond inspection program and requirements
  • Project management based on departments strategic initiatives and vision/mission
  • Prepare reports for team members and senior leadership regarding status of projects
  • Support special projects within Property Operation initiatives
  • Bid for projects assigned
  • Project management focus will include but not be limited to Redwood Capital Improvement Plans for concrete, roofs, landscaping, basins, and drainage
  • Working knowledge of new construction, new install, and maintenance related items such as concrete, roofs, landscaping, basins, drainage, and other capital replacements
  • Complete FHA, ADA and Compliance work assignments
  • Assist in yearly budgeting process to provide feedback on capital expenditures requests and the execution of yearly capital projects approved.
  • Assist in execution of yearly capital projects approved, assist in scopes for capital projects.
  • All other related duties, as assigned.

Required Qualifications:

  • 3-5 years' relevant experience
  • Landscape Management Experience
  • General computer proficiency

Preferred Qualifications:

  • Bachelor's Degree - In lieu of Bachelor’s Degree- 5-7 years of Project Management Experience
  • Exceptional customer service skills
  • Apartment Maintenance experience
  • Ability to operate smartphones, tables and computers
  • Apartment maintenance experience

Physical Requirements:

  • This job operates in a professional field environment. In this role, the employee may be required to use hand and power tools as well as standard office equipment such as computers, desk phones, iPhone, photocopiers, etc. The employee could be exposed to vast array of work conditions. Daily wear of gloves, hard hats, safety goggles, or ear plugs, depending on the circumstances, may be required. Working outdoors may also be required and exposure to hot or cold temperatures and to sounds and noise levels that are distracting or uncomfortable. Sometimes exposed to contaminants, such as fumes from paints or sealers may occur. The employee is frequently required to stand, bend and walk with the ability to lift 50 pounds where applicable. 50-75% travel is required by vehicle or airplane.
