Building Property Manager information

What does a building property manager do?

A Building Property Manager is responsible for overseeing the daily operations and maintenance of residential, commercial, or industrial properties. Their duties typically include collecting rent, handling tenant inquiries and complaints, coordinating repairs and maintenance, and ensuring the property complies with local laws and regulations. Property managers also manage budgets, supervise staff, and may be involved in marketing vacant spaces and screening potential tenants. Their main goal is to ensure the property operates smoothly and efficiently while maximizing its value for the owner.

What are some common challenges building property managers face when coordinating maintenance and repairs?

Building Property Managers often juggle multiple maintenance requests while ensuring minimal disruption to tenants and keeping costs within budget. Coordinating with vendors, scheduling timely repairs, and communicating updates to tenants are daily challenges. Additionally, managers must prioritize urgent issues, comply with safety regulations, and sometimes handle after-hours emergencies, all of which require strong organizational and communication skills.

What are the key skills and qualifications needed to thrive as a building property manager, and why are they important?

To thrive as a Building Property Manager, you need a solid understanding of property management principles, facilities maintenance, budgeting, and typically a relevant degree or property management certification. Familiarity with property management software (like Yardi or AppFolio), lease administration systems, and compliance tools is commonly required. Strong interpersonal skills, problem-solving abilities, and effective communication set top performers apart in this role. These skills ensure efficient building operations, satisfied tenants, and maximized property value.

What type of building property manager makes the most money?

Senior-level building property managers overseeing large or high-end commercial or luxury residential properties tend to earn the highest salaries. Experience, certifications, and managing multiple or complex properties also contribute to higher income in this role.

What is the difference between Building Property Manager vs Maintenance Supervisor?

AspectBuilding Property ManagerMaintenance Supervisor
CredentialsReal estate or property management certifications often preferredTechnical certifications in HVAC, electrical, or plumbing usually required
Work EnvironmentOffice-based with site visits; oversees multiple propertiesPrimarily on-site; focuses on maintenance tasks and repairs
Employer & IndustryReal estate firms, property management companies, commercial/residential buildingsProperty management, facilities management, or maintenance departments

The Building Property Manager oversees the overall operation of properties, including leasing, tenant relations, and financial management. In contrast, the Maintenance Supervisor focuses on the technical maintenance and repair of building systems. While both roles work within property management environments, the Property Manager handles administrative and tenant-related duties, whereas the Maintenance Supervisor ensures the building's physical systems are functioning properly.

Property Manager - Hidden Ponds Apartments
Location: Apple Valley, MN (On-site)
Compensation: $24.00-$26.00 per hour
Schedule: Full-Time (32 hours per week)
Occasional evenings or weekends may be required for resident events, move-ins, move-outs, training, or other property needs.
Benefits: medical insurance, paid time off, paid leave
Make an Impact
Not every property manager has the opportunity to truly shape a community.
At Hidden Ponds Apartments, we're looking for someone who enjoys creating positive change, building relationships, solving problems, and leading with confidence. This is a unique opportunity to become the face of a community that's ready for strong leadership, consistent communication, and someone who genuinely cares about both the property and the people who call it home.
The right person doesn't just react to problems-they prevent them. They stay organized, communicate clearly, follow through on commitments, and take pride in improving the resident experience every single day.
Is This You?
We're looking for someone who:
  • Builds trust through consistency, honesty, and follow-through.
  • Can be caring and approachable while confidently enforcing community policies.
  • Remains calm during difficult conversations and knows how to de-escalate challenging situations.
  • Is highly organized and can successfully juggle leasing, resident concerns, maintenance coordination, vendors, and daily operations without losing sight of the details.
  • Doesn't wait for problems to become emergencies-they communicate proactively and develop plans before issues grow.
  • Enjoys walking the property, interacting with residents, and staying involved in the day-to-day operation instead of sitting behind a desk.
  • Holds themselves and others accountable while always treating people with professionalism and respect.
  • Wants to leave a property better than they found it.
If you're someone who enjoys taking ownership, creating structure, and seeing the direct impact of your work, we'd love to meet you.
What You'll Do
  • Oversee the daily operations of a market-rate apartment community with affordable housing programs.
  • Build positive relationships with residents while maintaining professional boundaries.
  • Lead leasing efforts by following up with prospects, conducting tours, and helping the property achieve occupancy goals.
  • Address resident concerns with professionalism while consistently enforcing lease agreements and community policies.
  • Partner closely with maintenance staff by prioritizing work orders, following up on repairs, monitoring unit turns, and ensuring residents receive timely communication.
  • Conduct regular property walks and inspections to identify concerns before they become larger issues.
  • Coordinate vendors, contractors, and service providers.
  • Prepare notices, maintain resident files, and complete required documentation using Yardi and Microsoft Office.
  • Collect rent, monitor delinquency, and assist with the property's financial performance.
  • Support resident engagement through positive communication and community-building initiatives.
  • Work closely with Regional Management to develop strategies that continue improving the community.
Qualifications
Success in this role is much more about personality, leadership, and organization than previous affordable housing experience.
We're looking for someone with:
  • Strong customer service and communication skills.
  • The confidence to have difficult conversations while maintaining professionalism.
  • Excellent organization, prioritization, and follow-through.
  • The ability to manage multiple responsibilities in a fast-paced environment.
  • Strong problem-solving skills and a proactive mindset.
  • Experience in property management, leasing, hospitality, retail management, customer service leadership, or another role that demonstrates leadership, organization, and exceptional customer service.
  • Experience with Yardi is a plus but not required.
  • Affordable housing experience is not required. We will train the right person.
  • Valid driver's license and reliable transportation.
  • Ability to successfully pass a comprehensive background check.
Why Join Metes & Bounds?
At Metes & Bounds Management, we believe great communities start with great people. Since 1978, we've been committed to supporting our employees with the training, resources, and leadership they need to succeed.
