Job Description

Overview:

The Assistant Project Manager (APM) supports the Project Manager in the planning, coordination, and execution of assigned multi-family construction projects. Working under general supervision, the APM assists with project scheduling, cost tracking, document control, consultant coordination, and site support to help ensure projects are delivered safely, on schedule, within budget, and in accordance with company standards.
This role focuses on learning project leadership fundamentals while managing defined scopes of responsibility independently and contributing to overall project success. The Assistant Project Manager works closely with internal teams and external partners and serves as a key communication and coordination resource throughout all stages of construction.


Key Responsibilities:

  • Develop and execute a project strategy that meets the project's required performance, schedule and conformance to approved budget.

  • Oversee project tender, contract award, and contract management process.

  • Interface with architects and consultants to develop and ensure completeness of design, drawings and specifications, depending on project stream and stage of development.

  • Develop project schedule in collaboration with project team.

  • Supervise construction activities and scheduling including but not limited to the coordination of utilities and consultants.

  • Ensure all required building, environmental and jurisdiction permits are attained.

  • Develop and manage equipment, site security and project safety plans.

  • Monitor project performance and collaborate with Senior Project Manager to proactively take measures to define adequate resources and other obligations.

  • Participate in the development, creation and management of new projects, contracts and selections within the existing costing software.

  • Safety management and participation, as required relating to company standards.

  • Work with Project Management team to ensure project document information is accurate and up to date including RFI's, SI's, scopes of work, bid sheets, specifications, templates and other project management related documents.

  • Coordinate meetings, prepare agendas, and document/distribute meeting minutes.

  • Support communication between field teams, consultants, trades, and internal stakeholders.

  • Build positive working relationships with trade partners and suppliers.

  • Assist the Project Manager/ Senior Project Manager in addressing issues and resolving conflicts.

  • Ensures the use of sound construction practices to attain required quality control at the maximum efficiency and minimum cost; and,

  • Develop contingency plans to ensure business objectives are met.

  • Assist in project budget setup and cost controls.

  • Track commitments, change orders, and progress billings.

  • Support forecasting activities and preparation of monthly cost reports.

  • Help ensure cost data is accurately reflected in project costing software.

  • Maintain positive communications to support interactions with customers, trades, supply partners, and internal staff.

  • Providing a high standard of customer service in all areas of responsibility through effective quality control, timeliness in construction and deficiency completion; and Maintains strong client and community relations.

  • Uphold strong community and stakeholder relations under the guidance of the Project Manager/ Senior Project Manager.


What You'll Bring:

  • 2 - 5 years' experience in construction, project coordination or project management, preferably in residential or mixed-use developments.

  • Commercial or mixed-use experience is an asset.

  • University or technical school graduate in engineering, construction or architecture and eligible or have attained CET or P.ENG designation.

  • PMP designation is an asset.

  • Ability to read/produce site and build plans and specifications.

  • Proficient with Microsoft Office applications.

  • Strong organizational skills with the ability to manage multiple tasks and deadlines.

  • Detail-oriented with effective follow-up and documentation habits

  • Strong written and verbal communication skills.

  • Collaborative team player with a strong desire to learn and grow.

  • Adaptable and comfortable in a fast-paced construction environment.

  • Valid driver's license is required.
