Job description

POSITION SUMMARY
The Assistant Preconstruction Manager will participate in all aspects of the bid and estimating process from review of plans and specs to soliciting and negotiating pricing from contractors and suppliers through completion of bid/estimating effort including closeout. Performs quantity take-offs, scoping, and bidding of construction projects involving more complex trade packages and self-perform work.
RESPONSIBILITIES
  • Assists in the pricing and bidding of construction projects, handling key/complex trade categories.
  • Leads preconstruction and estimating activities on small projects.
  • Develops and documents logical assumptions during early-design estimating activities and applies these assumptions to takeoff tasks. 
  • Communicates with architects and consultants to clarify scope of work, materials, and schedule requirements, and documents these clarifications. 
  • Conducts reviews of milestone documents for the development and pricing of value alternative opportunities. 
  • Actively participates in the internal estimate review process. 
  • Assists with final assembly of estimate for presentation to owner. 
  • After the bid, collects and organizes all bid information for future reference.
  • Directs, coordinates and provides information and documents to subcontractors.
  • Prepares contractual exhibits for scope of work for subcontracts.
  • Participates in hard bid/estimating and GMP budgeting activities by soliciting subcontractor support and evaluating bids.
  • Build and maintain relationships with owners, subcontractors, vendors, internal clients and other key stakeholders in the community and at industry events.
  • Builds and maintains relationships with internal McCarthy clients.
  • Keeps current with latest estimating technology and techniques.
  • Demonstrates basic conceptual estimating skills by interpolating data.
QUALIFICATIONS
  • Bachelor’s Degree in Construction Management or Engineering and/or 3-7 years of equivalent experience required.
  • In-depth knowledge of construction principles and processes.
  • Proven experience managing complex work categories and/or entirety of preconstruction process for small projects.
  • Ability to synthesize cost data from a wide range of sources into a conceptual estimate. 
  • Experience dealing with subcontracts, subcontractors and/or self-perform work
  • General knowledge of negotiated bids, hard bids, and GMP processes. 
  • Working knowledge of estimating technology and tools such as OST, WinEst, Bluebeam and BIM related software.
  • Strong math and analytical skills.
  • Attention to detail.
  • Solid interpersonal and communication skills.
  • Self-starter, highly motivated
