Position Overview

The Senior Preconstruction Manager – Multifamily is responsible for leading the preconstruction process for ground-up multifamily developments, from early concept through project turnover. This role partners closely with owners, architects, and internal teams to develop accurate budgets, guide design decisions, and ensure projects are aligned with financial and scheduling goals.

The ideal candidate brings strong estimating expertise and deep experience in multifamily construction, with the ability to lead teams and drive successful project outcomes during preconstruction.


Key Responsibilities
  • Lead the full preconstruction process for multifamily projects from concept through final bid.
  • Develop and manage iterative budgets across all design phases (conceptual, schematic, design development, and GMP).
  • Provide cost guidance and constructability input to owners and design teams.
  • Identify opportunities for value engineering to align projects with client budgets.
  • Coordinate with project management and operations teams for seamless project handoff.
  • Lead and mentor estimators through the bid and procurement process.
  • Prepare and evaluate subcontractor bid packages and ensure full scope coverage.
  • Facilitate preconstruction meetings with clients, consultants, and internal teams.
  • Support scheduling, phasing, and logistics planning for multifamily developments.
  • Maintain strong relationships with subcontractors and vendors within the multifamily market.

Qualifications
  • 10+ years of experience as an Estimator or Preconstruction Manager with a general contractor.
  • Proven experience on ground-up multifamily construction projects.
  • Ability to scope all major trades including sitework, structure, building envelope, interiors, and MEP systems.
  • Strong knowledge of construction documents, materials, and methods specific to multifamily projects.
  • Experience managing estimating teams and coordinating with multiple stakeholders.
  • Excellent communication, leadership, and client-facing skills.

Preferred Qualifications
  • Experience with large-scale or podium-style multifamily developments.
  • Familiarity with design-build or negotiated delivery methods.
  • Proficiency with estimating tools such as Bluebeam, OST, or similar software.
  • Bachelor’s degree in Construction Management, Engineering, or related field.
