Bilingual (English/Spanish) Assistant Property Manager, LIHTC

Property Management company, seeking an experienced Bilingual (Spanish) Assistant Property Manager for Tax Credit, residential units in upper Manhattan.

Responsibilities/Duties:

  • Interact professionally with tenants to address their needs and concerns
  • Conduct leasing and recertifications as per regulatory agreement.
  • Ensure compliance with Tax Credit (LIHTC) regulations
  • Ensure 8823 is not received, cure immediately if issued
  • Ensure rental delinquencies are addressed
  • Address maintenance repair requests from tenants
  • Prevent violations, work to clear if issued
  • Perform Building and apartment inspections ensuring apartments meet HQS(Housing Quality Standards)
  • Hire, train and Supervise Union building staff (Superintendent, Handyman, Porters)
  • Perform vacancy inspections and ensure vacant unit prepared for new tenant promptly
  • Establish scopes of work, send to vendors for proposals and negotiate prices for repair work
  • Ensure that all construction work done by building staff and third-party vendors in performed professionally and cost-effectively
  • Prepare monthly management reports for senior management and assist with the preparation of annual budgets

Job Requirements:

  • Bi-lingual (Spanish)
  • 5+ years property management experience in Affordable Housing/Tax Credit
  • Knowledge of One Site, and NYCHA section 8 portal
  • Computer skills (Windows, Microsoft office, excel). Knowledge of city, state and federal programs and regulations.
  • Experience with monitoring repairs and maintenance work
  • Strong organizational skills with attention to detail
  • Strong Verbal and Communication skills

License or Certificate Required:

Tax Credit Specialist Certificate
