Job Title: Preventative Maintenance Technician
Position Type: Full-TimeNon-Exempt40 Hours per Week (Not to Exceed 9 Months - Seasonal Term)
Department: Maintenance Division
Reports To: Maintenance Supervisor
Position Overview
The Preventative Maintenance Technician performs scheduled preventative maintenance, inspections, and minor repairs to support the agency's annual maintenance plan. This role helps ensure housing units and common areas meet HUD NSPIRE and HQS standards and remain safe, decent, and sanitary. The technician uses mobile technology to document inspections, manage work orders, and support seasonal and Ready-to-Rent efforts.
Key Responsibilities:
Preventative Maintenance & Repairs:
  • Perform scheduled preventative maintenance (HVAC filter replacement, smoke and CO alarm testing, appliance safety checks)
  • Conduct semi-skilled maintenance in plumbing, electrical, carpentry, and general repairs
  • Identify developing maintenance issues and initiate corrective work orders

NSPIRE / HQS Inspections:
  • Conduct pre-inspections and routine walkthroughs
  • Support move-out, annual, re-inspection, and Ready-to-Rent inspections
  • Communicate deficiencies and coordinate follow-up actions

Digital Documentation & Workflow:
  • Use agency-issued tablets/mobile devices to document inspections and repairs
  • Record detailed notes, materials used, and work completed in the system
  • Maintain accurate maintenance and inspection records
  • Record and submit utility readings per schedule

Asset & Equipment Care:
  • Safely operate and maintain hand tools, power tools, and equipment
  • Maintain assigned agency vehicles
  • Assist with seasonal projects and ground preservation

Requirements
Minimum Requirements
  • High School Diploma or GED
  • One (1) year of building maintenance, construction, or related trade experience
  • Valid driver's license
  • Ability to operate tablets and mobile applications
  • Ability to follow NSPIRE and HQS protocols
  • Subject to drug screening and background check

Physical Requirements
  • Ability to lift 50 lbs. or more
  • Ability to work indoors and outdoors in varying weather conditions
  • Ability to stand, walk, bend, stoop, climb stairs, and work in confined spaces

Work Environment
  • Exposure to typical maintenance-related hazards (mechanical, chemical, environmental)
  • Use of required PPE
  • Work may involve deadlines and coordination across multiple properties

Employment Terms
  • Seasonal appointment not to exceed nine (9) months
  • May require alternate schedules or emergency response
  • Work performed under general supervision
