Job description

We have partnered with a client in the private equity real estate space that is focused on opportunistic investments across various asset classes. They are a small, agile team dedicated to delivering strong, risk-adjusted returns for our investors. As they continue to expand, they are looking for a highly motivated and experienced Financial Controller to join their team and play a critical role in managing our financial operations. This role is a stand-alone (for now) and will own entire A&F function- must be someone who thrives in a fast paced / high growth environment. The Controller will work closely with the fund's partners, asset management, and external service providers to ensure accurate and timely financial information, maintain strong internal controls, and support strategic decision-making. This is a true builder role!!!
  • Base for the role is $165k-$180k base plus bonus and benefits
Responsibilities:
Accounting & Financial Reporting:
  • Manage and oversee all accounting operations, including accounts payable, accounts receivable, general ledger, and cost accounting.
  • Prepare and review accurate and timely financial statements for the fund and its underlying investments (e.g., property-level financials), including balance sheets, income statements, and cash flow statements.
  • Coordinate and manage the annual audit process with external auditors.
  • Ensure compliance with GAAP (Generally Accepted Accounting Principles) and other relevant accounting standards.
  • Develop and maintain robust internal controls to safeguard fund assets and ensure data integrity.
  • Manage intercompany transactions and eliminations.

Fund Administration & Operations:
  • Oversee the administration of the fund, including capital calls, distributions, and investor reporting.
  • Work closely with third-party fund administrators (if applicable) to ensure accurate and timely reporting and compliance.
  • Monitor and manage cash flow across the fund and its investments.
  • Prepare and review carried interest and waterfall calculations.
  • Maintain detailed investment schedules and track fund performance metrics.

Tax & Compliance:
  • Coordinate with external tax advisors for the preparation of federal, state, and local tax returns for the fund and its entities.
  • Ensure compliance with all relevant tax regulations and reporting requirements.
  • Assist with K-1 preparation and distribution to investors.

Budgeting & Forecasting:
  • Assist in the development of fund-level and property-level budgets and financial forecasts.
  • Monitor budget vs. actual performance and provide variance analysis.

Due Diligence & Transactions:
  • Support financial due diligence for potential acquisitions and dispositions.
  • Assist in the financial structuring of new deals.
  • Oversee the accounting aspects of property acquisitions and dispositions.

System & Process Improvement:
  • Identify and implement opportunities for process improvements and automation within the finance function.
  • Optimize the use of accounting software and financial reporting tools.

Ad Hoc Analysis & Support:
  • Provide financial analysis and support to the partners and asset management team as needed.
  • Prepare presentations and reports for investors and other stakeholders.

Required Qualifications:
  • Bachelor's degree in accounting, Finance, or a related field. CPA designation required
  • Eight years of progressive accounting experience, with at least five years in a financial controller or similar leadership role.
  • Demonstrated experience within the private equity real estate industry is essential but not a deal breaker
  • Strong understanding of real estate accounting, including acquisitions, dispositions, development, and property management.
  • Proficiency in accounting software (e.g., Sage Intacct, QuickBooks Enterprise, NetSuite and advanced Excel skills).
  • In-depth knowledge of GAAP and financial reporting requirements.
  • Experience with fund administration, capital calls, distributions, and investor reporting.
  • Familiarity with tax implications for real estate funds and partnerships.
  • Excellent analytical, problem-solving, and organizational skills.
  • Strong attention to detail and accuracy.
  • Ability to work independently and as part of a small, collaborative team.
  • Excellent communication and interpersonal skills, with the ability to present complex financial information clearly and concisely.
