Job description
As an Area Project Manager, you'll provide leadership across multiple project teams, drive operational excellence, build strong client relationships, and help shape the future growth of the business. This is an opportunity to make an impact beyond the jobsite, contributing to business development, strategic planning, mentoring future leaders, and advancing Austin Commercial's employee-owned culture.
Responsibilities:
1.Lead and oversee large, complex commercial construction projects from preconstruction through closeout.
2. Reviews jobsite progress on assigned projects at regular intervals by attending the OAC meetings and meeting with the project manager, superintendent, and others assigned to the project. The topics discussed vary widely but generally include the following:
- Safety - Establishes the requirements and expectations for the project; reviews the safety manual and procedures with the project team; establishes the requirements for safety inspections and the use of Predictive Solutions; reviews accident reports and other documents dealing with overall safety practices
- Startup Activities - Reviews startup details with the superintendents and project manager, assisting as necessary in expediting power and utility installations, office trailer placement, etc.
- Hoisting Equipment - Assumes an active role in the selection and placement of all hoisting equipment to include tower cranes, crawler cranes, personnel and equipment hoists, and other vertical transportation equipment
- Planning and Scheduling - Reviews the detailed planning and scheduling for each phase of the work or checks actual progress against the master construction schedules
- Quality - Inspects the project for overall quality; discusses problem areas with the superintendent and offers technical guidance when requested
- Subcontractor Performance - Reviews the performance of each major subcontractor for quality of work and adherence to the construction schedule; assists the superintendent with enforcement of quality standards and timely completions
- Project Buyouts - Reviews buyout activities, especially long lead time items that must be purchased or ordered near the beginning of the project; assists, in any way possible, to expedite material deliveries
- Prime Contract Change Orders - Reviews and executes change orders and the impact they have on the construction schedule; ensures timely owner approval before work is initiated and assists in expediting owner approval when necessary
- Costs - Reviews cost for each line item for confirmation with the original budget estimate; investigates cost overruns early in the project and attempts to resolve cost problems before the percentage of completion is too high
3. Establishes and maintains an ongoing liaison with officers and directors of various companies within the industry. These sources include competing general contractors, owner groups, architectural firms, subcontractors, suppliers, etc. Utilizes these relationships to negotiate and resolve more difficult operating problems encountered on various projects. Also utilizes these contacts to help foster and promote new work prospects.
4. Takes an active role in business development; may lead such discussions and/or serve as a member of the Austin presentation team
5. Reviews final cost estimates for a project before formal proposal is submitted and may suggest specific contract language in some instances
6. Works with the corporate Risk Management department to insure that overall insurance requirements are met as well as insure compliance with subcontractor Risk Management
7. Offers suggestions and recommendations impacting both the short-term and longterm goals and objectives of the company; actively participates in strategic planning and influences how specific goals will be achieved
8. Assumes a leadership role in the career planning and development of project personnel, including project assignments, merit increases, promotions, and decisions to promote hourly staff to salary, etc.; attempts to balance the needs of the individual with the needs of the company
9. Reviews the job status report coming from the Performance Reporting System; notes major deviations from the plan and investigates the cause during periodic visits to the jobsite
