Leasing Agent
Paths is a full-scale, vertically integrated affordable housing developer, builder, and operator. Since 2004, the Paths team has created and preserved high-quality affordable housing across the U.S. that enhances communities and helps residents build better lives. With over 16,000 units across 13 states under management and more than 600 employees, Paths manages a suite of capabilities spanning the entire property life-cycle, including: development, construction, property management, maintenance, and security.

Summary/Objective: The Leasing Agent’s primary duties are to secure lease agreements from all qualified persons and properly market the property to achieve leasing and occupancy goals. The Leasing Agent is also very service-oriented and strives to make prospects and current residents feel welcome and comfortable in the community.

Classification: Non-exempt; overtime-eligible
Location: Clarkston, GA 30021

Essential function/Responsibilities: duties include but are not limited to the following

Leasing

  • Greets prospective residents, completes guest card information, establishes program eligibility, determines needs and preferences, conducts tours of the community and specific apartments while communicating features and benefits and secures applications from qualified persons
  • Maintains a professional and friendly atmosphere in the leasing office and other areas where prospects and residents meet
  • Prepares and qualifies applications for approval based on property’s rental criteria and program requirements
  • Meets individual and/or property monthly leasing goals
  • Performs final move-in inspections with Maintenance Director prior to lease signing to ensure apartment readiness
  • Performs move-in inspections with new residents
  • Assist with Special projects and reporting as needed

Administrative

  • Notifies prospective residents of application results
  • Establishes move-in date and time for approved applications
  • Completes all lease paperwork including related addenda and accepts rents and deposits
  • Organizes and files appropriate reports, leases, and paperwork
  • Prepares and completes move-in files
  • Answers incoming phone calls and handles each call accordingly
  • Completes annual recertifications with all HPD PBV residents (200 in total)
  • Conducts all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to Affordable housing

Requirements:

  • Minimum of 1-2 years' experience in the field of leasing, including experience with affordable housing programs (Rent Stabilized, Low Income Housing Tax Credit, Project Based Section 8)
  • Minimum 1-2 years experience in marketing
  • Proficiency with MS office suite - Outlook, Word, and Excel
  • Yardi software knowledge a must
  • Strong organizational, verbal, and written communication skills necessary
  • Must be able to work both independently and in a group setting
  • Must be able to multi-task and thrive in a fast-paced, constantly changing environment
  • Conducts all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to Affordable Housing


Pay Range: $17.00 - 19.00 plus bonus
