Job description

Korean Women's Association (KWA) is seeking an experienced Director of Housing & Real Estate to lead our affordable housing, real estate development, and asset management portfolio. This senior leadership role oversees LIHTC properties, HUD Section 202 housing, HOME and CDBG-funded housing, and commercial real estate operations.

This position serves as the KWAย Representative, responsible for portfolio performance, compliance, capital improvements, and affordable housing development.

This is a full-time position, in office, M-F, 8:30AM - 5PM. Salary range $90,000 - $110,000 per year.ย  Apply at www.kwacares.org/careersย

Key Responsibilitiesย Asset Management & Property Operations
  • Oversee real estate portfolio management and third-party property management companies
ย Affordable Housing Compliance
  • Ensure compliance with:
    • HUD (Section 202)
    • LIHTC (Low-Income Housing Tax Credit)
    • HOME & CDBG programs
  • Manage compliance reporting, audits, recertifications, and inspections
ย Capital Projects & Facilities Management
  • Lead capital improvement projects and rehabilitation projects
ย Real Estate Development & Affordable Housing Finance
  • Lead real estate development lifecycle (feasibility โ†’ financing โ†’ construction โ†’ lease-up โ†’ stabilization)
ย Commercial Real Estate Oversight
  • Oversee commercial property leasing, tenant relations, and asset performance
  • Manage operating expenses, budgets, and maintenance planning
ย Strategic Real Estate Leadership
  • Develop real estate investment strategy and portfolio optimization plans
ย Contracts & KWA Representation
  • Negotiate and manage property management agreements, construction contracts, and vendor contracts
  • Act as KWAย Representative for development and construction projects

Qualifications

Education

  • Bachelor's degree in Real Estate, Finance, Urban Planning, Business, or related field
  • Master's degree preferred

Experience

  • 7โ€“10+ years in:
    • Affordable housing development
    • Real estate asset management
    • Property management oversight
  • Direct experience with:
    • LIHTC transactions
    • HUD, HOME, and CDBG funding programs
  • Experience in capital projects or commercial real estate preferred
