Assistant Property Controller
Paths is a full-scale, vertically integrated affordable housing developer, builder, and operator. Since 2004, the Paths team created and preserved high-quality affordable housing across the U.S. that enhances communities and helps residents build better lives. With over 16,000 units across 13 states under management and more than 600 employees, Paths manages a suite of capabilities spanning the entire property life-cycle, including: development, construction, property management, maintenance, and security.
Summary/Objective: The Assistant Property Controller is responsible for overseeing financial reporting, budgeting, forecasting, and internal controls for a residential real estate portfolio. This role partners closely with senior leadership, asset management, and property operations to support strategic decision-making, ensure compliance with US GAAP, and drive process improvements. The position also leads and mentors accounting staff, enhances systems and procedures, and provides financial guidance to property management teams to support organizational goals.

HYBRID SCHEDULE: Three (3) days in office/Two (2) days work from home

Essential function/Responsibilities: duties include but are not limited to the following:

  • Assist with the preparation of monthly, quarterly, and annual financial reports for assigned properties and portfolios.
  • Review financial data, account reconciliations, and supporting documentation to ensure accuracy and completeness.
  • Monitor cash activity, accounts payable, accounts receivable, and other financial transactions.
  • Assist with budget preparation, forecasting, and variance analysis for assigned properties.
  • Prepare financial analyses and reports to support operational and management decisions.
  • Maintain property budgets and update financial projections as needed.
  • Support the implementation and maintenance of accounting procedures, processes, and internal controls.
  • Assist with the review and improvement of accounting systems and workflows to enhance efficiency.
  • Coordinate with property management teams to resolve financial issues and answer accounting-related questions.
  • Prepare and maintain schedules, workpapers, and documentation for audits and compliance reviews.
  • Assist in monitoring compliance with company policies, accounting standards, and regulatory requirements.
  • Collaborate with accounting, asset management, and property operations teams to support financial objectives.
  • Participate in system implementations, testing, and process improvement initiatives as assigned.
  • Provide support to the Property Controller and Accounting leadership on special projects and reporting requests.

Requirements:

  • Bachelorโ€™s degree in Accounting, Finance, or a related field required; advanced degree or CPA strongly preferred
  • Minimum of 5 years of accounting or financial management experience, including at least 3 years within residential real estate property management; affordable housing experience preferred
  • Demonstrated progressive experience in roles such as Accounting Manager, Assistant Controller, or Controller
  • Strong working knowledge of US GAAP and financial reporting standards
  • Experience with property management software, preferably Yardi, and advanced proficiency in Microsoft Excel
  • Highly developed analytical skills with strong attention to detail and accuracy
  • Proven ability to communicate effectively and build productive relationships at all levels of the organization
  • Strong leadership, decision-making, and people-management skills, with the ability to train, mentor, and motivate staff

Salary Range: $140,000 - $150,000
