What You'll Do:
As the Senior Digital Marketing Specialist, you will lead the execution, optimization, and continuous improvement of Coastal Ridge's paid digital marketing programs across a national multifamily and student housing portfolio. Beyond managing complex advertising campaigns, this role delivers advanced recommendations that improve campaign performance, strengthen organic visibility, and drive measurable business results. The Senior Specialist will serve as a subject matter expert on digital advertising platforms, search marketing, website optimization, and emerging marketing technologies, partnering closely with the Digital Strategist to deliver high-performing marketing initiatives.

Located in downtown Columbus, Ohio, our corporate offices overlook the Columbus Commons which plays host to over 200 events throughout the year. Enjoy the building's fitness center and rooftop terrace with adjoining clubroom, and walk to some of the city's best restaurants and downtown amenities. You may also travel to our Peak Property Group offices and communities across Columbus and Cincinnati, OH occasionally.
What You'll Own:
  • Build, launch, and manage Google Ads and Meta advertising campaigns across a portfolio of communities.
  • Develop campaign structures, keyword strategies, audience targeting, and ad copy aligned with each property's leasing goals.
  • Monitor campaign performance daily and optimize to maximize qualified lead generation and return on investment.
  • Manage advertising budgets with exceptional accuracy and ensure campaigns pace appropriately throughout each month.
  • Analyze campaign performance, competitive activity, search trends, and market conditions to identify strategic opportunities.
  • Conduct keyword research to identify content opportunities.
  • Optimize metadata, internal linking, schema markup, and on-page content.
  • Analyze advertising, website, SEO, and conversion data to identify trends and opportunities.
  • Serve as a subject matter expert for Google Ads, Meta Ads, SEO, analytics, and digital marketing best practices.
  • Prepare executive summaries and strategic recommendations for leadership.

What You'll Bring:
  • Bachelor's degree in Marketing, Communications, Business, or a related field.
  • 4+ years of experience managing paid digital advertising campaigns.
  • Advanced experience with Google Ads, Meta Ads Manager, Google Analytics, Google Tag Manager, and Google Search Console.
