Overview

We are seeking an experienced, highly detail-oriented Permit Technician to oversee and manage construction permit submittals for residential and light commercial projects across Pinellas and Hillsborough Counties, Florida. This is a hybrid role, with the ability to work primarily from home; however, occasional in-person coordination and site visits with local jurisdictions, project teams, or job sites will be required.


Our general contracting firm specializes in kitchen and bathroom remodels, full home renovations for investors and flippers, ground-up ADU construction, condominium renovations, and light commercial office remodels. This position plays a critical role in ensuring projects remain on schedule, code-compliant, and aligned with Florida Building Code and local jurisdictional requirements.


Candidates with a background in Architecture or Construction Management are strongly preferred, or equivalent hands-on experience in permitting, plan review coordination, and construction administration.



Job Duties & Responsibilities

  • Prepare, review, and submit construction permit applications for residential and light commercial projects in Pinellas and Hillsborough Counties
  • Utilize and manage online permitting systems, including:
    • HillsGovHub (Hillsborough County)
    • Pinellas County Access Portal
    • City portals (Tampa, St. Petersburg, Clearwater, Largo, etc.)
  • Review architectural, structural, mechanical, electrical, and plumbing (MEP) plans for completeness and compliance prior to submission
  • Coordinate permit submittals with building departments, planning and zoning departments, and condominium associations/HOAs
  • Track permit progress from submission through approval, including plan review comments, revisions, resubmittals, and permit issuance
  • Coordinate responses to plan review comments with project managers, designers, engineers, and subcontractors
  • Schedule and track inspections and assist with inspection coordination as required
  • Maintain accurate digital permit files, logs, and expiration tracking
  • Ensure compliance with:
    • Florida Building Code (FBC)
    • Local zoning and land development regulations
    • Flood zone, coastal construction, and wind load requirements where applicable
  • Communicate permit timelines, delays, and approvals clearly to internal project teams
  • Assist with expediting permits and resolving jurisdictional issues to support project schedules
  • Stay current on changes to Florida Building Code, local amendments, and Tampa Bayarea permitting processes



Required Skills & Qualifications

  • Proven experience preparing and submitting construction permits in Pinellas and/or Hillsborough Counties
  • Strong working knowledge of the Florida Building Code (FBC) and local amendments
  • Experience with residential remodels, additions, ADUs, and light commercial permitting
  • Ability to read and interpret construction drawings, specifications, surveys, and supporting documents
  • Strong attention to detail and excellent organizational skills
  • Ability to manage multiple permits and deadlines simultaneously in a remote work environment
  • Strong written and verbal communication skills
  • Proficiency with online permitting portals and digital plan submittals
  • Proficiency in Microsoft Office (Word, Excel, Outlook); experience with permitting or project management software is a plus
  • Reliable internet connection and ability to work independently from a remote location

  • Experience with:
    • Kitchen and bathroom remodels

    • Light commercial or office renovations
  • Knowledge of flood zones, coastal construction line (CCL) requirements, and wind mitigation documentation
  • Prior experience working for a general contractor, architectural firm, or engineering firm
