The Real Estate Manager will report to the Chief Development Officer

JOB OVERVIEW

The Real Estate Manager aggressively sources new site opportunities to help the brand fulfill its growth pipeline commitment.

RESPONSIBILITIES AND DUTIES

  • Works with the Chief Development Officer to execute the real estate strategic plan, building a pipeline of new sites to meet company growth plan within a specific geographic region.
  • Develop, manage, and maintain a broad range of industry relationships on behalf of the Company with potential landlords and sellers, consultants and governmental agencies
  • Manage an established network of real estate brokers to execute market specific penetration strategies and identify potential sites for new restaurant locations.
  • Prioritize sites with high sales volume and brand awareness potential in accordance with market penetration strategies and present these sites to senior management for approval.
  • Work with broker network to prepare and present new restaurant site recommendation packages to the Real Estate Committee. The presentation shall include a sales forecast, a sales transfer forecast, and an ROI analysis. The goal of the presentation is to gain the Real Estate Committee’s approval of the site and its related investment.
  • Aggressively guides and oversees preparation of project proposals, letters, of intent, pro-formas, budgets, feasibility analyses, including determination of time and funding requirements
  • Responsible for overseeing the negotiation of leases, contracts, and operating agreements, taking steps necessary to close deals and maximize cash flow
  • After the site acquisition contract is executed, set up and maintain a schedule for meeting critical deadlines within the development period. Ensure all parties associated with the development of a new restaurant are aware of the critical dates. Assist the development team and the finance department in any matters related to landlords, sellers, or governmental authorities.
  • Identify and analyze development and zoning regulations related to leases, new projects and expansion of existing properties. Coordinates with internal legal teams for the analysis and interpretation of REAs, Leases and related controlling documents
  • Contributes to the development and implementation of departmental procedures and controls to more effectively monitor projects and prospective deal pipelines, and improve the processes, activities, and outcomes of the Company’s development activities
  • Performs other duties as assigned

SKILLS AND ABILITIES

  • Must be high performer, especially in an entrepreneurial, fast paced environment.
  • Experience with restaurant, hospitality, or retailer with a large regional or national footprint
  • Experienced with analytical site selection tools and background with asset management experience
  • Ability to demonstrate strong business and financial acumen, while fostering a cooperative work environment.
  • Strong attention to detail and decision-making ability.
  • Demonstrates strong research, analytical and strategic thinking ability.
  • Identifies and analyzes problems and develops workable solutions.
  • Excellent oral and written communication skills and strong negotiation skills.
  • Must have strong planning, organizational and time management skills.

REQUIREMENTS

  • BA or BS Degree in Business, Real Estate Finance, or related field required
  • A minimum of 5+ years of relevant real estate development experience managing full-cycle processes associated with large-scale premium developments and/or multi-unit developments.
  • Broker License preferred
  • Extensive travel is expected with 70% of time spent visiting potential market or trade areas evaluating sites and business potential.
  • Must be able work under a high degree of stress on a physical, mental, and emotional level; this includes performing work in a fast-paced manner and making timely decisions.
