Job description

What you will do
The Facilities Maintenance Manager is responsible for overseeing day-to-day operations, maintenance, and reliability of site mechanical and utility systems, including multiple chiller systems, steam system components, air compressors, and associated pumps, tanks, and support equipment. This role ensures safe execution of O&M activities across multiple active work areas and supports major outage, construction integration, and commissioning efforts.
**This role includes on-call responsibilities at our Dayton, OH facility and may require working varying shifts, including weekends.
How you will do it:
1. Chiller Systems Operations & Maintenance
  • Oversee operations, preventive maintenance, troubleshooting, and repair activities for multiple chillers including Resin Chiller, Buckeye Chiller, Comfort Chiller, and Plant Chiller systems.
  • Support lift plans, delivery coordination, outage timelines, and mechanical installation sequencing for new chiller units.
  • Ensure proper operation of chiller-associated pumps, glycol systems, piping, and controls; maintain documentation for refrigerant handling and disposal.

2. Steam System Operations & Maintenance
  • Supervise operations, maintenance, troubleshooting and repair activities of upgraded steam plant systems.
  • Maintain steam pressure and quality to customer standards.
  • Coordinate steam system outage work, including shutdown scheduling.

3. Air Compressors & Utility Systems
  • Manage operation and preventative/corrective maintenance of air compressors and related pneumatic distribution systems that support plant processes and mechanical equipment.

4. Control Systems & Monitoring
  • Support implementation and monitoring of OBEM-enabled operations once control system integration is completed.
  • Ensure all operational data, alarms, and performance points are tracked and responded to promptly.

5. Team Leadership & Client Interface
  • Supervise multi-disciplinary O&M technicians and coordinate with client, JCI, and subcontractor teams on daily operational tasks and safety-critical activities.
  • Lead troubleshooting sessions, walkdowns, lockout reviews, and equipment readiness assessments (e.g., chiller lift walkdowns, glycol volume reviews).
  • Communicate site status, constraints, delays, and operational risks clearly to project stakeholders and management.

7. Safety, Compliance & Documentation
  • Enforce compliance with site safety practices, environmental regulations, and contractor coordination requirements (e.g., excavation permissions, permit-to-work processes).
  • Maintain O&M documentation including logs, outage plans, equipment data, refrigerant removal records, and updated mechanical drawings.

What we look for:
Required:
  • 5+ years of operations and maintenance experience with mechanical systems, HVAC, process chillers, or industrial utilities.
  • Technical proficiency with BAS/BMS systems, pumps, steam systems, and piping layouts.
  • Experience leading O&M teams in an industrial or large-scale facility environment.
  • EPA Section 608 certification

Preferred:
  • Experience supporting major utility outages.
  • Ohio Boiler & Pressure Vessel Operator License
  • Experience with Allen Bradley SLC PLC operation.
  • Experience with Ignition SCADA/HMI
  • Experience with Johnson Controls Open Blue platform (OBEM).

HIRING SALARY RANGE: $76,100 - $104,600 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.) This position includes a competitive benefits package. The posted salary range reflects the target compensation for this role.
