Property Manager - Student Housing Community

Location: Chattanooga, TN
Salary: $80,000 - $100,000

About the Opportunity

We are seeking an experienced and results-driven Property Manager to oversee the operations of a large student housing community consisting of approximately 600 units near a major college campus.

The Property Manager will be responsible for the overall performance of the property, including operations, leasing, financial management, resident satisfaction, team leadership, and facility oversight. This individual will lead a team of leasing, marketing, maintenance, and administrative professionals while driving occupancy, revenue growth, and operational excellence.

The ideal candidate has a strong background in student housing, multifamily property management, or hospitality management and excels in fast-paced, customer-focused environments.


Key ResponsibilitiesProperty Operations
  • Oversee the daily operations of a large student housing community
  • Ensure exceptional service for residents, parents, guests, and prospective residents
  • Maintain high standards of property appearance, cleanliness, and curb appeal
  • Ensure compliance with company policies, Fair Housing regulations, and local laws
  • Manage resident concerns and resolve escalated issues professionally and effectively
Financial Management
  • Develop and manage annual operating budgets
  • Monitor revenue, occupancy, collections, delinquency, and expenses
  • Analyze monthly financial reports and identify opportunities for improvement
  • Implement strategies to maximize occupancy, retention, and profitability
  • Approve invoices, contracts, and property expenditures within established guidelines
Leasing & Occupancy
  • Drive leasing performance and occupancy goals
  • Oversee leasing, renewal, and retention strategies
  • Partner with the Marketing & Leasing Manager to execute leasing campaigns and outreach efforts
  • Monitor leasing traffic, conversion ratios, and market trends
  • Review competitor pricing and recommend strategic adjustments as needed
Team Leadership
  • Recruit, hire, train, develop, and retain high-performing team members
  • Provide leadership and direction to leasing, administrative, and maintenance staff
  • Conduct performance evaluations and coaching sessions
  • Foster a positive, collaborative, and accountable workplace culture
  • Establish clear goals and performance expectations for the team
Resident Experience
  • Create and maintain a positive community atmosphere
  • Ensure resident engagement programs and events support resident satisfaction and retention
  • Improve resident communication and responsiveness
  • Build strong relationships with students, parents, university stakeholders, and local community partners
Maintenance & Vendor Management
  • Collaborate with maintenance leadership to ensure timely completion of work orders and preventive maintenance
  • Oversee vendor relationships, contracts, and service agreements
  • Manage capital improvement projects, renovations, and property upgrades
  • Ensure compliance with all safety regulations and risk management initiatives

Qualifications
  • Bachelor's degree preferred
  • 5+ years of property management, student housing, multifamily housing, hospitality, or related leadership experience
  • Previous experience managing teams and property operations
  • Strong financial management and budgeting skills
  • Proven ability to drive occupancy and revenue performance
  • Excellent leadership, communication, and problem-solving skills
  • Proficiency with Microsoft Office and property management software platforms
  • Ability to prioritize multiple responsibilities in a fast-paced environment

Preferred Qualifications
  • Student housing management experience
  • Experience managing communities with 300+ units
  • Knowledge of Fair Housing regulations and industry best practices
  • Experience with Entrata, Yardi, RealPage, or similar property management systems
  • Professional certifications such as CAM, CPM, CAPS, or related credentials

Pay Details: $80,000.00 to $100,000.00 per year
