Lead facility operations and maintenance while living on-site in a rent-free unit supporting YMCA operations and resident safety.
Job Description
The YMCA of Yonkers is seeking a Live-In Superintendent to oversee facility operations, maintenance, safety systems, and building services for its six-story facility, which includes community program spaces, administrative offices, and a 75-unit Single Room Occupancy (SRO) residence.
This position resides in an on-site YMCA housing unit provided rent-free and is responsible for maintaining a safe, clean, and fully functional environment for residents, members, staff, and guests. The Superintendent supervises the Building Engineer and Facilities Operations Technicians while overseeing maintenance operations, inspections, emergency response, vendor coordination, and work order management.
This is a hands-on leadership position that combines facility management, staff supervision, preventive maintenance, and emergency response responsibilities in support of the YMCA's mission and community impact.
Qualifications
  • High school diploma or GED required.
  • Technical, vocational, or trade school training in building systems, facilities management, HVAC, or related fields preferred.
  • Minimum 3-5 years of experience in building maintenance, property management, facilities operations, or a related field.
  • Supervisory experience required.
  • Strong technical knowledge of electrical, plumbing, HVAC, and mechanical systems.
  • Ability to perform hands-on repairs and oversee contractor and vendor work.
  • Strong organizational, communication, and problem-solving skills.
  • Familiarity with boilers, life-safety systems, and older building infrastructure preferred.
  • OSHA 10-Hour General Industry Safety Training preferred or willingness to obtain within 90 days.
  • Ability to obtain additional certifications as required.
  • Must reside on-site in a YMCA-provided housing unit and be available for after-hours emergencies.
  • Ability to lift up to 50 pounds and perform physical maintenance duties.

Essential Functions
Building Operations & Maintenance
  • Oversee daily operations of the YMCA facility, including residential, program, office, and mechanical areas.
  • Conduct routine facility walkthroughs to ensure safety, cleanliness, and preventive maintenance.
  • Perform and assign repairs involving electrical, plumbing, HVAC, mechanical, and general building systems.
  • Maintain boilers, elevators, fire alarms, and life-safety systems in compliance with inspection schedules and code requirements.
  • Coordinate and supervise vendors and contractors performing specialized work.
  • Maintain accurate records of inspections, repairs, work orders, and incidents.
  • Manage the Zoho Desk ticketing system, including assigning, tracking, and closing work orders.
  • Respond promptly to facility emergencies during and outside scheduled work hours.

Cleaning, Safety & Emergency Response
  • Perform cleaning tasks as needed within maintenance, storage, and mechanical areas.
  • Conduct emergency cleanup activities involving leaks, spills, floods, biohazards, and other urgent situations.
  • Support facility staff during inspections, peak activity periods, and urgent building conditions.
  • Maintain YMCA standards of safety, cleanliness, and facility readiness.

Supervision & Leadership
  • Provide direct supervision to the Building Engineer and Facilities Operations Technicians.
  • Assign and monitor work orders to ensure timely completion and quality standards.
  • Conduct team meetings, safety briefings, and facility inspections.
  • Support staff development through coaching, training, and performance management.

Compliance & Coordination
  • Ensure compliance with Yonkers and New York State housing, fire, and safety regulations.
  • Collaborate with program leaders and housing staff to address facility needs.
  • Prepare for inspections conducted by regulatory agencies, funders, insurers, and other stakeholders.
  • Assist with facility planning, budgeting, and capital improvement projects.
