JOB BRIEF: The ASSISTANT MANAGER is to assist the manager in effectively managing the assigned property. In addition, the ASSISTANT MANAGER may be directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits received and for overseeing the property bookkeeping. In the manager's absence, the ASSISTANT MANAGER will assume all responsibilities associated with accomplishing property objectives as set forth by the property supervisor and the property owner.


ESSENTIAL DUTIES and RESPONSIBILITIES:

  • Always adhere to Fair Housing requirements and regulations.

Knowledge and adherence to company policies and local, state, and federal laws.

  • Responsible for understanding the community's funding programs to successfully explain program rules to prospects, applicants, and residents.
  • Process all new resident move-in files and resident re-certifications in a timely manner according to Section 42/LIHTC guidelines and submit to compliance for final approval.
  • Regularly update YARDI with memos, documents, and other information, as needed, to each resident profile.
  • Assist the Property Manager in the enforcement of community rules and policies.
  • Collection of rents and other monies due by the community residents, strong knowledge of ledgers, and accurate reconciliation of payments on the same day they are received.
  • Accepts resident service requests in an accurate and prompt manner and enters in applicable software in live time.
  • Assists in the resolution of resident questions and complaints. 
  • Ability to understand and utilize marketing plan for community. Knowledge of market surveys and ability to collect required data and analyze results to maximize community's position within the local market.
  • Assists with local property leasing & marketing activities. 
  • Complete regular property walks & participate in property upkeep plans.
  • Seldomly takes on role as acting property manager, when circumstances dictate the manager is away or otherwise not available.
  • Represent your team, community, and the company in a polite and professional manner always.
  • Other Duties as assigned by supervisor.

MINIMUM QUALIFICATIONS:

  1. Education and/or experience 
  2. One to three years of related property management experience, preferred.
  3. High school diploma or equivalent, preferred. 
  4.    LIHTC/ Affordable housing knowledge, preferred. 
  5. ARM, CAM, HCCP, TCS or equivalent, preferred. 
  6. Mathematical Skills 
  7. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. 
  8. Computer Skills 
  9. Basic experience with Microsoft Office (Word, Excel, Outlook, Teams) & Property Management Software, required.   
  10. YARDI experience, preferred.
  11. Reasoning Ability 
  12. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  
  13. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. 
  14. Strong leadership skills

Frequently must stand, sit for long periods of time, walk, reach with hands/arms, stoop, kneel, and crouch. Rarely must crawl, bend, or lift to 25 pounds.
