Position Overview
The Building Envelope Consultant provides technical consultation, design support, and full lifecycle project management for building envelope systems. This role is responsible for guiding projects from Schematic Design through Construction Administration, with a primary focus on producing accurate specifications, ensuring drawing quality, and managing the technical and financial execution of projects. The position involves close collaboration with internal teams, external consultants, owners' representatives, and contractors.
Responsibilities
  • Support building envelope design across all phases of the building design process, from Schematic Design through Construction Administration.
  • Conceptualize building envelope design solutions and define performance criteria for roofing, waterproofing, exterior wall, and window systems.
  • Select appropriate materials and assemblies based on performance requirements, constructability, and environmental exposure.
  • Prepare, review, and coordinate technical specifications for roofing, waterproofing, exterior wall, and fenestration systems.
  • Ensure construction drawings are accurate, coordinated, and aligned with specifications; primary responsibility includes assembling and reviewing specifications and validating drawing content.
  • Review and validate submittals and shop drawings, including verification of roof drainage capacity calculations.
  • Define, review, and evaluate roofing, waterproofing, and exterior wall system mock-ups.
  • Develop detailed system drawings and details for roofing, waterproofing, exterior wall, and window systems.
  • Participate in client meetings and presentations to communicate design intent, performance criteria, and project status.
  • Peer review construction documents and evaluate building envelope performance.
  • Conduct physical assessments of existing client buildings and prepare assessment reports to support budgeting for future roofing or building envelope projects.
  • Perform forensic field investigations of failing building envelope systems and document findings.
  • Conduct design-level site visits to collect precise field measurements, including penetrations, drains, and existing conditions.
  • Inspect building envelope construction to assure quality and conformance with design intent.
  • Collaborate with CAD operators to develop roof plans, details, and scope of work documentation.
  • Manage projects from start to finish, including bidding, responding to RFIs, issuing addenda, and conducting Owner/Contractor/Architect (OCA) meetings.
  • Coordinate with field inspectors, review inspection reports for accuracy, and address construction issues as needed.
  • Issue weekly or biweekly construction progress reports in accordance with contract requirements.
  • Manage project closeout activities, including review and delivery of as-built drawings, which may reflect deviations from original design documents.
  • Provide overall project management, including scheduling, coordination, and client communication.
  • Maintain responsibility for project financial management, including invoicing, expense tracking, and fee projections.
  • Monitor and evaluate project financial performance through review of profit and loss statements.
  • Adjust billing hours as needed to align with project requirements and timelines.
  • Reassess completed project bids and performance to inform future pricing and project planning.

Qualifications
  • Bachelor's degree in Engineering or Architecture
  • 5+ years of experience in building envelope design, inspections, building construction, QA/QC, or materials testing
  • Professional Engineer or AIA (Registered Architect) required.
  • Licensed professional with the ability to sign and seal drawings (licensure required).
  • Strong knowledge of building envelope systems, including roofing, waterproofing, exterior walls, and fenestration.
  • Demonstrated experience preparing technical specifications and reviewing construction documents.
  • Ability to manage multiple projects simultaneously and oversee projects from concept through closeout.
  • Strong written and verbal communication skills, including technical report writing.
  • Ability to perform fieldwork, site visits, and inspections as required.
  • Familiarity with applicable codes and standards (e.g., ASTM, IBC, AAMA, ABAA, NRCA, RCI)
  • Certifications such as ABAA Certified Inspector, RRO (Registered Roof Observer), or IIBEC credentials preferred or willingness to obtain
  • Excellent observation, documentation, and communication skills
  • Proficiency with field reporting software, tablets, or inspection apps
  • Ability to work outdoors in variable weather and access active construction sites (including ladders, scaffolds, or lifts)
  • Valid driver's license and reliable transportation for travel to job sites

Travel Requirements
  • This position requires moderate travel, approximately up to 40% of the time, in support of business objectives and client engagements. Travel may be both scheduled and on short notice, depending on project needs. Destinations typically include job sites, field locations, or regional offices, where work may be conducted in outdoor or operational environments. Adherence to all company safety protocols and use of PPE is required during travel and on-site work.

Physical Demands & Work Environment
  • This position primarily works in an outdoor work environment, regularly exposed to varying field conditions, including:
    • Sites that may not be accessible by vehicle, requiring travel on foot through wetlands, swamps, grasslands, fields, and other uneven or rugged terrain with natural and man-made obstacles such as sand, brush, and debris.
    • Moderate to loud noise levels, common in active construction and industrial environments. o Exposure to environmental elements including dirt, dust, sun, heat, humidity, and adverse weather conditions.
  • The physical requirements for this position may include and are not limited to:
    • Ability to lift and/or carry 35 to 75 lbs. up to 75 feet, involving regular repetitive motion.
    • Ability to stand, walk, drive, and operate equipment for extended periods.
    • Frequent use of hands and arms for typing, handling tools, and operating equipment.
    • Ability to bend, twist, reach, stoop, pull, kneel, climb, balance, lift, carry, and push as required for fieldwork and inspections.
    • Ability to speak and hear effectively to communicate in noisy environments and with project teams.
    • Ability to use your senses to see (including close, distant, and peripheral vison, depth vision, and ability to focus) smell, hear, touch (use hands to reach climb or balance, crouch, stoop, crawl, kneel and sit).
