Maintenance Technician/Building Engineer JOB DESCRIPTION

JOB TITLE: Maintenance Technician/Building Engineer
DIVISION: Property Management

JOB SUMMARY: Assist with day-to-day repairs and preventive maintenance of a commercial office building under the supervision of the Building Engineer.

MAJOR DUTIES AND RESPONSIBILITIES:

  • Building Systems: Support HVAC, plumbing, and electrical maintenance and repairs.
  • Preventive Maintenance: Perform routine checks and maintenance on fan coil units, makeup air units, water fountains, parking lot and building lights, fire alarm systems, sprinkler systems, and emergency lighting.
  • Daily Rounds: Report potential issues with building systems, and address tenant concerns presented in Wiggin Connect.
  • Work Orders: Respond to and update management on work order requests (Wiggin Connect).
  • Record Keeping: Assist in maintaining logs for equipment and maintenance activities.
  • Move-Ins/Move-Outs: Help with tenant transitions, ensuring protection of property.
  • Safety and Appearance: Maintain professional appearance and follow safety protocols.
  • After-Hours Calls: Be available for emergency responses as needed (Per On call Schedule).

REQUIREMENTS:

  • Education: High School diploma or equivalent.
  • Experience: Some field experience preferred.
  • Licenses/Certificates: Relevant certifications are a plus.
  • Computer Skills: Basic Microsoft Office knowledge.
  • Automobile Insurance: Proof of coverage required.
  • Background Check: Required prior to employment.

OTHER SKILLS AND ABILITIES:

  • Basic understanding of plumbing, electrical, and HVAC systems.
  • Reliable transportation and good driving record.

PHYSICAL AND MENTAL REQUIREMENTS:

  • Ability to lift up to 50 pounds, stand for long periods, and perform flexible body movements.
  • Good hearing and vision for equipment assessment.
  • Basic arithmetic and effective communication skills.
