Job description

Apartment Make-Ready Technician
POSITION PURPOSE
The Make Ready Care Technician is hired with the understanding that make ready work is the primary focus, but
the position is part of the maintenance care team and must adapt to property needs. This position is not limited to
make ready work only. The Make Ready Care Technician must assist with work orders, resident service requests,
grounds, property needs, and any task assigned by the Lead Care Technician, Property Manager, or supervisor.
CORE EXPECTATION
This position is part of the maintenance care team. Employees are not hired with a restricted scope of “only make
ready” or “only work orders.” All maintenance and make ready employees must adapt to property needs and assist
with make readies, work orders, resident service requests, emergency needs, grounds, and any task assigned by
the supervisor. Refusal to perform assigned duties or repeated attitude issues may result in disciplinary action, up
to and including termination.
RESPONSIBILITIES & DUTIES
1. Prepare vacant apartments for new move-ins according to company standards.
2. Complete make ready repairs including painting, caulking, hardware, doors, locks, cabinets, appliances,
fixtures, minor plumbing, minor electrical, and cleaning support.
3. Assist with work orders when assigned by the Lead Care Technician, Property Manager, Assistant Property
Manager, or supervisor.
4. Assist with resident service requests and repairs in occupied apartments when needed.
5. Support preventative maintenance, grounds, trash pickup, common areas, amenities, and property appearance.
6. Communicate needed parts, delays, or concerns to the Lead Care Technician or Property Manager.
7. Maintain assigned tools, equipment, supplies, and shop organization.
8. Work with the maintenance team to meet move-in deadlines and property priorities.
9. Respond professionally and courteously to residents and co-workers.
10. Follow safety procedures and company policies at all times.
11. Understand that all maintenance and make ready staff are Maintenance Care Technicians serving the residents
and community.
12. Perform additional duties assigned by the Lead Care Technician, Property Manager, ownership, or supervisor.
WORKING CONDITIONS
Some heavy lifting may be required, including appliances, condensers, tools, supplies, and equipment. This
position may require use of ladders, chemicals, caulking, paint, pesticides, power tools, and work in occupied
units, vacant units, common areas, exterior areas, and emergency conditions.
MINIMUM REQUIREMENTS
Education: High School Diploma or vocational training preferred
Experience: 6 months make ready, maintenance, painting, construction, or related experience preferred
Skills: Painting, repairs, tools, attention to detail, teamwork, and resident service
