Independent Contractor Apartment Maintenance Jobs

The Maintenance Technician is responsible for the upkeep of a facility, such as an apartment building or business office. They are skilled in a variety of areas including plumbing, carpentry, and electrical systems. Duties include but not limited to inspecting building,maintenance on all of the property, maintaining inventory. To be an effective handyman, you will be skilled and hard-working, with outstanding problem-solving abilities, good physical stamina, and strong technical knowledge.

Maintenance Technician must maintain a professional and courteous manner with residents, visitors, contractors, and management team. The Maintenance Tech must have the necessary tools to effectively complete tasks outlined above. The Maintenance Tech must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships. The Maintenance Tech must be willing to travel locally.

Your duties will include conducting quality assessments, maintaining inventory, and developing preventative maintenance procedures, knowledge of maintenance procedures, hydraulic systems, and basic tools and appliances. You must be a problem-solver with exceptional communication and organizational skills.

Responsibilities:

1. Perform basic tasks including painting, plumbing, tile and filling crevices, clean facilities and managing maintenance repairs.
2. Perform repairs on company machinery, equipment, or appliances.
3. Detect and report the need for major maintenance repairs.
4. Regularly check community spaces to identify issues with litter, mechanical failure, or breakdowns.
5. Respond to tenant's maintenance requests in a timely and professional manner.
6. Repair plumbing, electrical, masonry, painting, and safety systems.
7. Maintain the cleanliness of outside spaces such as parking lots and sidewalks, including large items and damages, Complete grounds work such as: grounds pick up, sweeping and light landscaping, shoveling snow and salting of sidewalks, exits and entrances.
8. Oversee the sprinkler system and trash containers on the company premises.
9. Conduct performance assessments of company appliances, such as refrigerators, microwaves, stoves, ovens, furnaces.
10. Provide tenants with support and guidance on maintaining their equipment.
11. Responsible for 24-hour emergency maintenance.
12. Make minor repairs and make ready units for new move in including lock changes.
13. Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors.
14. Have a working knowledge of HVAC systems, and be able to maintain, perform minor repair on HVAC units in apartments and or building, including thermostats, breakers, filters system.
15. Respond to tenants' requests for maintenance services, including replacing air filters, installing new locks, and troubleshooting smoke detectors.
16. Physically capable and available to work overtime including weekends, public holidays, and evenings.
17. Must be able to lift 50 pounds.
18. Must be able to work at heights and small spaces.
19. Need to have knowledge of timing of outdoor lighting systems.
20. Maintain sump pump and recirculating hot water pump/oiling.
21. Maintain heaters in building basement.
22. Have an understanding of winterizing building machinery.
23. Maintain laundry facility appliances.
24. Move recycling from interior of building to outside receptacle.
25. Other unlisted, and unforeseen repairs and maintenance.
This a 1099 position only, the Handyman will be required to carry liability insurance on himself, assistants or his company. In addition, the Handyman will be required to have most of his own tools and his own work vehicle. Proficiency and skills will be reviewed at time of interview. This position does not offer benefits.
