Maintenance Technician II 

Ayres Lodging Collective is a family-operated vacation rental and property management company based in East Tennessee that specializes in managing short-term rental homes in the Gatlinburg, Pigeon Forge, and Sevierville areas. This includes The Timber at Holly Branch, Norton Creek Resorts, and Treehouse Grove.  

The Skilled Maintenance Technician is responsible for general maintenance, repair, and basic construction work across properties. This role supports the upkeep by completing work orders, and completing repairs and property projects, operating light equipment as needed and working with a small team to maintain safe and functional facilities.  


Skilled Maintenance & Light Construction 

Perform routine maintenance and repair work across residential and commercial properties, ensuring safe efficient, and quality workmanship.  

Operate light equipment (e.g., skid steer, mini excavator, compact equipment) when trained and authorized. 

Complete general maintenance work, including basic carpentry, flooring repairs, drywall patching, and minor concrete repairs.  

Assist lead with carpentry projects such as framing, decking repairs, and fixture installation.  

Perform basic flooring installation and repairs with guidance. 

Execute drywall repairs, including patching, mudding, and sanding to a smooth finish.

Assist with minor concrete work such as small pads, walkways, and repairs.  

Support small-scale renovation and property improvement projects under the direction of the lead technician or a supervisor. 

Follow work orders, project plans, and instructions to complete tasks accurately and on schedule.  

Adhere to company safety policies OSHA standards and building codes while performing all work. 


Property Support

Perform preventative and corrective maintenance across buildings, systems, and grounds to minimize downtime and extend asset life. 

Conduct routine property inspections to identify structural, mechanical, or safety issues and report findings promptly. 

Troubleshoot and resolve maintenance issues using sound judgement and trade knowledge. 

Support site development activities and exterior property upkeep.

Maintain and inspect tools, equipment, and work areas to ensure safety, organization, and operational readiness. 

Respond to maintenance requests with a sense of urgency, professionalism, and attention to detail. 

Collaborate with team members and leadership to plan, prioritize, and execute projects effectively.  

Provide guidance and support to less experienced team members to maintain quality and consistency of work. 


Requirements

2 years proven experience in maintenance, construction, or a skilled trade, including hands-on work with decking, flooring, drywall, and concrete (required). 

2 years of experience operating heavy machinery (required) 

Must be 18 years of age (required). 

High School Diploma or GED equivalent (preferred). 

Candidates must meet eligibility requirements to be insured to operate company vehicles (required).

Knowledge of general repair methods and materials  

Understanding of basic maintenance systems for general repairs 

Ability to safely operate light machinery and maintenance equipment 

Proficiency with hand and power tools 

Strong troubleshooting and problem-solving skills 

Ability to prioritize tasks and manage time efficiently 

Attention to detail and commitment to quality workmanship 

Basic knowledge of safety procedures and best practices 

Ability to work rotating weekends


Physical Requirements: Must be able to bend, stoop, climb stairs, twist, kneel, climb, lift, push, and pull items weighing up to 50lbs. Must be able to stand and continuously move throughout the workday. Must be able to work in an outdoor environment for 8+ hours.
