Job description

MAINTENANCE TECHNICIAN - JOB SUMMARY:
We are looking for an apartment maintenance technician to fill immediate an opening at Timber Creek Apartments in Ballston Lake, NY. The qualified candidate will have at least two years of related experience, including assessing and making repairs from work orders, apartment turnovers, painting, cleaning, maintaining property grounds, and snow removal. Critical components of this position are the ability to work on-call and snow removal, execute high-quality work with attention to detail, and a genuine interest in serving the client, residents, and fellow employees.

MAINTENANCE TECHNICIAN - ESSENTIAL FUNCTIONS:
  • Responds to work orders from residents by assessing issues and making needed repairs. Examples may include electrical and plumbing repairs that do not require the work of a specialist and repairing drywall, doors, and other building fixtures.
  • Patches, paints, and cleans apartment interiors to specified standards and schedules.
  • Cleans and assists with the upkeep of the apartment community and common areas.
  • Maintenance of property exterior and grounds, including snow removal and removal of debris from grounds. Keeps walkways safe and clean. Walks grounds daily and looks for any hazards, trash, or unsightly or unsafe conditions. Checks the dumpster area daily and keeps it clean of debris.
  • Demeanor is courteous and professional and can communicate and react with a sense of urgency.
  • Maintains a positive customer service attitude and professional communications.
  • Completes the required logs, work orders, Entrata records, and other required documents.
  • Complies with applicable safety regulations in the performance of duties.
  • Other duties as assigned.

Requirements
MAINTENANCE TECHNICIAN - SKILLS AND QUALIFICATIONS:
  • Basic plumbing, electrical, painting/patching, and carpentry skills.
  • Ability to troubleshoot and repair maintenance issues in apartments and common areas.
  • The use of tools and machinery and the knowledge of how to properly maintain and operate them, as safety is a priority.
  • Ability to work on-call and overtime hours.
  • Ability to maintain professionalism while in continuous contact with residents and other employees.
  • Knowledge of painting and patching.
  • Knowledge of cleaning methods and techniques.
  • Ability to speak, read, write, and understand the English language.
  • Ability to lift objects weighing 50 lbs. without the assistance of tools or devices.
  • Ability to operate a company truck, keep it clean, and with adequate gas.
  • Ability to multi-task, establish priorities.
  • Ability to manage time.
  • Must be physically able to climb ladders, bend, or crawl into awkward spaces
  • Ability to work independently with limited supervision.
  • Ability to maintain a positive relationship with coworkers and supervisors.
  • Cannot be a resident of a Sunrise-managed apartment community.
  • Must have a valid, clean New York State driver's license.
  • Must have own vehicle that can be used to drive to and from work and between job sites.

PHYSICAL REQUIREMENTS:
  • Ability to speak, read, write, and understand the English language.
  • Ability to lift objects weighing 50 lbs. without the assistance of tools or devices.
  • Prolonged periods of standing and walking.
  • Must be able to traverse the property and climb steps and ladders to diagnose building issues and plan repairs or maintenance.
  • Must be physically able to climb ladders, bend, or crawl into awkward spaces.
  • Must be physically able to perform repairs and operate tools and machinery.
  • Must be able to perform snow removal.
